Saône-et-Loire is working winegrowers' Burgundy: between the Côte chalonnaise (Mercurey, Givry, Rully, Montagny) and the Mâconnais (Pouilly-Fuissé, Saint-Véran, Viré-Clessé), it offers constituted estates at values still compatible with a farming project. It is Burgundy's first department by transaction volume.
A wine estate for sale in Saône-et-Loire now draws three profiles: the local grower expanding, the négociant house securing white-wine supply, and the newcomer drawn to appellations on a rising curve — Pouilly-Fuissé and its premiers crus first among them.
The department's south overlaps the Beaujolais area: Saint-Amour and part of the crus lie in Saône-et-Loire, so a single estate can combine Mâcon, Saint-Véran and a Beaujolais cru. This mosaic of appellations is an asset for trade and resale alike.
On values, the scale is wide: from regional Mâcon to the recently recognised Pouilly-Fuissé premiers crus, prices span more than tenfold. Plant material condition and the share of leased vines explain the rest of the gap between comparable files.
