For a wedding venue for sale in Moselle (57), the customer map matters as much as the setting. The département borders Luxembourg and Germany's Saarland, and the Thionville-Metz corridor is home to companies, cross-border commuters and families planning weddings, seminars and parties. Metz and its cathedral, the Moselle vineyards, the Lindre ponds and the Bitche forests offer very different backdrops.
Venues take several forms: a Lorraine farm whose barn hosts banquets, a manor or château in parkland, an old valley mill. This page is for buyers of an event estate, for anyone taking over a trading venue and for owners preparing a sale. DVF data does not cover this department: in Alsace-Moselle, sales are recorded in the Livre foncier (land register) and are not published in the DVF database, so the regional figures apply.
In 2025 the median sale price of a country house in Grand Est was €150,000 (average €156,757), or €1,400/m² of living space, for 112 m² on an average plot of 2,025 m², based on 7,886 sales in rural municipalities. One sale in ten was below €70,000 and one in ten above €255,000. Since the second half of 2020 the median price has moved from €136,400 to €150,000 (+10.0%); over the last year the change is +4.2%. The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €125,500 (deep countryside) to €165,000 (peri-urban countryside). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

Because Moselle uses the Livre foncier land register, its sales are missing from the DVF database, so the benchmarks are regional. Large houses in Grand Est sold for a €550,000 median over 2021-2025, between €371,900 and €892,000 (10th to 90th percentile), a guide for an estate with grounds. For a farm to convert, the €150,000 regional country house median in 2025 gives the order of magnitude. In northern Moselle, shaped by Metz, Thionville and Luxembourg, the peri-urban figure (€165,000) is the better reference; tourist inland areas (€137,462, up 14.6% over 2021-2025) fit the Bitche area more closely.
The Thionville-Metz corridor is served by the A31 motorway, which meets the A4 north of Metz, by Metz and Lorraine TGV stations and by Metz-Nancy-Lorraine airport. To the north-east, the Three Borders area around Sierck-les-Bains and Rodemack adds Moselle vineyards and fortified heritage.
Further east, the former coalfield around Forbach and Saint-Avold, then Sarreguemines with its faience tradition, look towards Saarland. To the south, the Saulnois and the pond country, partly within the Lorraine regional nature park, offer wide open countryside, while the Bitche area, in the Northern Vosges regional nature park, combines forests, a citadel and Maginot Line forts. Away from the Metz-Luxembourg axis, property is usually cheaper but corporate clients scarcer.
Local buildings range from Lorraine farms with deep barns to houses in yellow Jaumont stone around Metz and half-timbered homes further east; their volumes suit banquets but need work. A hall open to the public is an ERP (établissement recevant du public) of type L: permitted capacity is calculated under ERP rules (floor area, use, exits) and opening requires the opinion of the safety commission. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music calls for a noise impact study. The Moselle, Seille and Sarre valleys are flood-prone, and former iron and coal mining areas carry subsidence risks: read the risk statement attached to the compromis de vente (preliminary contract). See our venue buying guide (in French).
In Alsace-Moselle, property ownership is recorded in the Livre foncier, a land register inherited from local law. The steps are familiar: preliminary contract, then the deed signed before a notaire (the public officer who handles property sales), who registers it. Ask for an extract to see the rights recorded on the property.
Lower prices are more likely in eastern Moselle, the Saulnois or the Bitche area. A former village hall or a barn to convert may look cheap, but public-access compliance is costly: price it before offering, and estimate purchase costs with our notary fees calculator (in French).
Proximity to Luxembourg feeds demand for seminars, company evenings and cross-border weddings, mostly in the north. It does not guarantee bookings: review the order book and recent accounts. The property and the fonds de commerce (the business: name, clients, contracts, equipment) are often sold separately.
