A wedding venue for sale in Loire (42) sits between two catchments: the Saint-Étienne conurbation to the south, the Roanne area to the north, with Lyon within motorway reach. Couples come for country settings, companies for seminar rooms that are easy to reach. The département has the scenery: the Forez mountains and their high pastures, the Pilat regional nature park, the Loire gorges and Lake Villerest, the Côte roannaise vineyards, the Bâtie d'Urfé château and Charlieu abbey.
Venues range from a third-place mixing a restaurant with events to a farm whose barn hosts banquets, or a manor house in its own grounds. This page is for buyers of an event venue, for anyone taking over a trading business and for owners preparing a sale. Compare with Auvergne-Rhône-Alpes, Cantal and Ain.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €149,000 (tourist inland) to €205,000 (peri-urban countryside). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

Two DVF benchmarks frame the value of the buildings. Large homes in the département sold for a median €618,200 over 2021-2025, an indicative figure given the small sample, well below the regional median of €878,400: Loire remains an affordable market within Auvergne-Rhône-Alpes. At the other end, country houses reached €205,000 in 2025, a useful guide for a small hall or a farm to convert. Tourist inland areas (€149,000) trade below peri-urban countryside: here, proximity to Saint-Étienne, Roanne and Lyon matters more than tourist appeal.
The Forez plain, around Montbrison and Feurs, has estates and rammed-earth (pisé) farms linked to Saint-Étienne and Clermont-Ferrand by the A72. The Forez mountains further west attract couples looking for open space, but the season is shorter and the roads slower.
In the north, the Roannais and the Côte roannaise combine vineyards, the Loire riverbanks and old villages, with the A89 bringing Lyon within reach. In the south, the Pilat and the Gier valley benefit from the A47 and from both Lyon and Saint-Étienne clients, for corporate events and weddings alike. Saint-Étienne-Loire and Lyon-Saint-Exupéry airports complete the picture. The trade-off: near the cities, seminars keep demand steady all year; deeper in the countryside, prices are lower but the business leans on spring and summer weddings.
Local buildings mix pisé on the plain, granite in the hills and golden stone towards the Beaujolais; earth walls react badly to impervious renders and rising damp. A hall open to the public is an ERP (établissement recevant du public) of type L: permitted capacity depends on floor area, use and exits, and opening requires the local safety commission's opinion. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music calls for a noise impact study, and land along the Loire, Furan and Gier includes flood zones. Our guide to buying a reception venue (in French) covers these points.
Municipal halls rarely come up for sale, and a disposal usually needs a council decision. Buyers more often convert barns, restaurants or third-places. Check the ERP classification, emergency access and parking before making an offer.
Large homes in Loire changed hands between €395,000 and €892,800 (10th to 90th percentile, DVF 2021-2025). Add purchase costs, which you can estimate with our notary fees calculator (in French), then compliance and soundproofing works.
The deal separates the property, conveyed by a notaire (the public officer who handles French property sales), from the fonds de commerce, the business with its name, clients, contracts and equipment. Ask for recent accounts, confirmed bookings, the safety commission report and the licence status, and have an accountant review the structure.
