On the edge of Paris and Roissy airport, a B&B for sale in Oise caters for a mix of leisure, heritage and business guests. The château of Chantilly with its Great Stables, racecourse and forest, the palace and forest of Compiègne, the castle of Pierrefonds, the cathedrals of Senlis, Noyon and Beauvais and the flower-filled village of Gerberoy draw Parisian weekenders, racing and riding enthusiasts, wedding guests and overseas visitors. Travellers passing through Roissy-Charles-de-Gaulle and Beauvais-Tillé airports add short stays all year round.

Oise is the dearest department in Hauts-de-France for country houses: a €200,000 median in 2025, or €2,034/m², against €175,000 for the region. Yet the market is flat over 2020-2025, and commuter villages under Paris's influence even slipped 3.2% over 2021-2025, to a €215,000 median. A guest house with several bedrooms effectively belongs to the prestige market, with a median of €770,000 over 2021-2025 and nine sales in ten between €418,400 and €1,348,000. Villages further from Paris, at €159,550, remain a more affordable way in.
The south, between Chantilly, Senlis and Ermenonville, lies within the Oise-Pays de France regional nature park: state forests, lakes, stone villages and Roissy nearby keep demand high, and prices too. The Compiègne area and the Valois combine imperial heritage, forest and the Armistice clearing. To the west, the Beauvaisis, Pays de Bray and Vexin-Thelle offer hedged farmland, orchards and timber-framed houses at lower prices. The A1 and A16 cross the department, and trains link Chantilly, Creil, Compiègne and Beauvais with Gare du Nord.
Valois limestone, Beauvaisis brick and flint and Pays de Bray timber framing each need their own survey of render, roof timbers and damp. Near Roissy and Beauvais, check the airport noise exposure maps: overflights affect guests' stays. The Oise and Aisne valleys around Compiègne and Creil carry a flood risk, and old underground quarries lie beneath parts of the Valois. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall). Serving wine or cider at the table d'hôtes requires at least a restaurant licence and a specific permit. See our article on how chambres d'hôtes are taxed (in French).
Use two land-registry benchmarks: €200,000 for a country house in 2025 and €770,000 for a prestige home over 2021-2025. Most guest houses sit in between, depending on floor area, room condition and grounds. Add purchase costs and works. Our guest house buying guide (in French) runs through each step up to signing before the notaire, the public official who handles property sales.
Transit passengers and aircrew bring midweek nights, but they stay one night and compare with airport hotels. Weekends in Chantilly or Compiègne, weddings and equestrian events bring longer stays. Test your assumptions with our B&B profitability simulator (in French); an accountant can then stress-test them.
The legal cap of 5 rooms sets the frame; the right number depends on your time, target room rate and the space you keep for yourself. Our article on choosing the number of rooms (in French) helps you decide.
