Considering a B&B for sale in Mayotte means betting on a still modest tourist trade, built around a vast lagoon protected by the Mayotte marine nature park. Snorkellers and divers watch turtles, rays and coral, and humpback whales come to calve in its waters during the southern winter. On land, Mount Choungui, ylang-ylang plantations, the beaches of Moya and Lake Dziani on Petite-Terre make up most excursions. Guests at a Mayotte guest house are mainly professionals on assignment, newly posted public servants, visiting families and a few travellers curious about the Comoros archipelago.
Properties able to host guests are mostly two-storey concrete villas with terraces and lagoon views, and a few houses in gardens of mango and coconut trees. This page is for buyers of a trading guest house, for island residents looking to invest in hospitality, and for owners preparing a sale. An email alert (in French) flags new listings.

The ma-propriete.fr DVF observatory does not cover Mayotte, and guest house sales are very few, so there is no statistical benchmark. Price depends first on the strength of the title deed, as land regularisation is not complete everywhere, then on location: lagoon view, proximity to Mamoudzou or the airport, safe access. The building comes next, with its cyclone and earthquake resistance and water self-sufficiency. The business is judged on turnover, gross operating profit and the share of business guests, often booked by employers. Have the property valued by someone who knows the island.
Petite-Terre, with Dzaoudzi and Pamandzi, has the airport and some government offices: a guest house there catches arrivals, departures and short missions. The barge links it to Mamoudzou on Grande-Terre, the main town with services, businesses and the hospital; business demand is steadiest there, though traffic and noise affect comfort. The centre and north of Grande-Terre feel more rural. The south, around Bandrélé, Kani-Kéli and N'Gouja beach, draws turtle watchers, hikers heading for Mount Choungui and those seeking quieter beaches, at the cost of longer journeys to the airport.
Ask the notaire (the public official who handles property sales) to check the title deed, boundaries and any unresolved family co-ownership, as some land records remain incomplete. Cyclone Chido in December 2024 showed how exposed the island is: examine the structure, roof and any repairs since. Seismic and volcanic activity offshore from Petite-Terre in recent years also calls for an earthquake check. Repeated water shortages make a rainwater tank and storage valuable. Private septic systems are inspected by the SPANC service. Chambres d'hôtes are limited to 5 rooms and 15 guests at a time, in the owner's home, with breakfast and a declaration at the mairie (town hall). Our articles on guest house formalities and guest house insurance (both in French) cover the details.
Few: many projects start by converting an existing villa rather than taking over a business. Compare with other overseas departments and with all B&Bs for sale in France.
On top of the price, allow for notaire fees, any post-cyclone repairs, fitting out rooms, a water tank if needed and start-up cash. Building and supply costs are higher than in mainland France. Our article on budgeting for chambres d'hôtes and the B&B simulator (both in French) help you plan.
Yes: a compromis de vente (preliminary contract), then the final deed before the notaire, which can be signed by power of attorney. Insist on proof of ownership, mandatory surveys and, for a trading business, accounts and the town hall declaration. Our guest house buying guide (in French) covers each step.
