A gîte for sale in Guadeloupe relies on guests from mainland France, Europe and North America who come for the Caribbean Sea, the beaches of Grande-Terre and the rainforest of Basse-Terre. The archipelago has two faces: to the east, lagoons, the Pointe des Châteaux and white-sand beaches; to the west, La Soufrière volcano, the Guadeloupe national park, the Carbet falls and the dive sites of the leeward coast. Creole food, rum and carnival round out the appeal.
Properties in this section are mostly villas with a pool and a separate gîte, houses with several bungalows, pairs of villas and sea-view holiday estates. The page is for buyers looking for a house with gîte, for those taking over a trading business and for owners who want to sell.

The ma-propriete.fr DVF observatory does not cover the overseas departments, so the price of a gîte in Guadeloupe is set on the ground, from three components. Land first: plots near the shore are scarce, and a sea view or a beach within walking distance carries a premium. Then the buildings: number of units, hurricane and earthquake resistance, water and power self-sufficiency. Finally the business: actual occupancy, nightly rates charged and running costs, which show what the property can earn.
The south coast of Grande-Terre, from Le Gosier through Sainte-Anne to Saint-François, draws beach holidaymakers with sheltered lagoons and water sports. Demand is steady, but prices are the highest and competition dense. The north and Atlantic coast of Grande-Terre is wilder and cheaper. Basse-Terre appeals to hikers and divers: the leeward coast, from Deshaies to Bouillante, is drier, while the windward side around Sainte-Rose and Capesterre-Belle-Eau is wetter and greener. Marie-Galante and Les Saintes feel unspoilt, but ferries, supplies and finding tradespeople weigh on day-to-day running. Most guests fly into Pointe-à-Pitre's Pôle Caraïbes airport, linked directly to Paris.
The traditional Creole house is timber-built, with a veranda, louvred shutters and a steep metal roof. Check hurricane resistance (roof anchoring, sheet fixings, storm shutters) and seismic design, as the archipelago lies in a high earthquake zone. Salt, humidity and termites mean regular maintenance. The dry season, known as carême, runs roughly from December to April and is the high season; the wet season, from June to November, is the hurricane season. On some shores, sargassum seaweed and coastal erosion need checking, as do the coastal planning law (loi Littoral) and the public shoreline strip known as the cinquante pas géométriques. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered (see the new holiday-let rules, in French), and gîte insurance (in French) deserves close attention given the hurricane risk.
Asking-price benchmarks are shown in the block above. On top of the purchase price, allow for notaire fees (the notary who handles the sale), furniture, any hurricane-proofing work and a maintenance reserve. Then test your assumptions with our holiday rental simulator (in French).
Building requires scarce buildable land near the coast, a permit that complies with the local plan and the loi Littoral, and hurricane and seismic standards that raise costs. A trading gîte brings income from day one and a booking record you can check. See buying or creating a gîte (in French) compares both routes.
French property law applies as in mainland France: a compromis de vente (preliminary contract), then the final deed before a notaire, which can be signed by power of attorney. Visit in the wet season if you can to judge damp, and ask for the septic inspection, mandatory surveys and letting accounts. Our gîte buying guide (in French) covers each step.
To compare, see gîtes for sale in other overseas departments, in Martinique, Réunion and French Guiana, or browse all gîtes for sale in France. Set up an email alert (in French) to follow new properties, and list your property if you are selling a gîte in the archipelago.
