A gîte for sale in French Guiana serves a different market from the Caribbean islands: people come first for the Amazon rainforest, the rivers and the wildlife rather than the beach. The Guiana Amazonian Park covers the south of the territory, the Maroni and Oyapock rivers form the borders with Suriname and Brazil, and the Îles du Salut off Kourou recall the history of the penal colony. Visitors often combine a rocket launch at the space centre, turtle watching on western beaches, the Kaw marshes and the Cacao market; carnival fills Cayenne from Epiphany to Ash Wednesday.
Alongside tourism, much of the demand comes from work stays linked to the space industry, public services and construction, and from visiting families. Properties here are mostly buildings with letting potential, combining a main house and self-contained units, forest-edge properties, or carbets (open-sided timber shelters) by a creek. It serves anyone after a house with gîte, a going concern to take over, or a buyer for their own property. To compare, see gîtes for sale in Guadeloupe.

The ma-propriete.fr DVF observatory does not cover French Guiana, so a gîte's price rests on three things. Land, whose value depends on a sound title, road access and utility connections. Buildings: suitability for an equatorial climate, ventilation, condition of timber and roof, number of self-contained units. And the business, where a varied clientele matters: regular corporate guests backed by invoices count for more in a valuation than letting potential with no track record.
People and services are concentrated on a narrow coastal strip, where the road follows the coast from Saint-Georges-de-l'Oyapock to Saint-Laurent-du-Maroni. The Cayenne area, with Rémire-Montjoly and Matoury, has the steadiest demand: Félix-Éboué airport, services, Montjoly's beaches and quick access to Kaw and Cacao. Macouria, Montsinéry-Tonnegrande and Roura, amid savannah, creeks and forest, have weekend gîtes and carbets popular with residents. Kourou and Sinnamary follow the rhythm of the space centre, whose launch campaigns fill rooms in waves. Further west, Mana, Awala-Yalimapo and Saint-Laurent-du-Maroni, with its Camp de la Transportation, draw heritage and turtle-watching visitors on a more seasonal basis. Prices are higher around Cayenne; the west is cheaper to enter but demand is less steady.
French Guiana lies outside the hurricane belt and has low seismic risk, but the equatorial climate brings its own checks. Heavy rain, constant humidity and termites test roofs, floors and joinery, especially on stilted houses. In low-lying areas ask about flooding and, on the coast, about erosion caused by shifting mud banks. Land title needs particular care: much of the territory is State-owned and some occupations still rest on titles awaiting regularisation, so the notaire must confirm the seller holds full title to every plot and carbet. Away from towns, check water and power supply and the septic inspection. Gîtes must be registered as meublés de tourisme (furnished holiday lets): see the new holiday-let rules (in French) and our article on gîte taxation (in French).
The dry season, roughly August to November, and carnival are the tourist peaks. Work travellers and visiting families smooth out part of the seasonality. Ask the seller for booking records and test your assumptions with the holiday rental simulator (in French).
Start from the asking prices shown earlier on this page. Add notary fees, furniture, air conditioning, possibly a generator or water tank, and a higher maintenance budget than in Europe. Our financing plan calculator (in French) helps combine deposit, loan and works.
French property law applies: a compromis de vente (preliminary contract), then the final deed before a notaire, signable by power of attorney. Have the chain of title, mandatory surveys and septic inspection checked. Each stage is set out in our gîte buying guide (in French).
