Looking for a campsite for sale in Provence-Alpes-Côte d'Azur means looking for an outdoor hospitality business in a region where the Mediterranean coast, the Gorges du Verdon, the Luberon and the valleys of the Southern Alps draw campers throughout the warm season, and sometimes in winter in the mountains.
Properties on ma-propriete.fr cover several situations: classified campsites sold as going concerns with their fonds de commerce (the trading business), former sites of several hectares to relaunch, land for an eco-camping project or a holiday park, and large estates combining group accommodation with events. This page is for buyers taking over a campsite business, for people planning to invest in a new one and for owners preparing a sale.

Read these asking prices with caution: the sample is small and mixes bare land with trading businesses. A campsite is priced first on its profitability, measured by EBITDA (EBE in French accounts) over several seasons, plus the value of the land when the property is included. Scarce coastal land, season length, star rating, the mobile-home fleet and room to expand explain most gaps. Land without planning consent is valued on its land value and on the feasibility of the project.
The region has two distinct markets. On the coast, from the Camargue to the Italian border, the season is long but land is scarce and expensive, and the loi Littoral (the coastal planning law) restricts expansion near the shore. Inland, from the Luberon to the Verdon and the Baronnies provençales, entry prices are lower and plots larger. Further north, the Hautes-Alpes and the Ubaye valley offer a mountain summer season and, near ski resorts, possible winter trade. The A7, A8 and A51 motorways, TGV stations and the airports of Marseille and Nice bring in foreign guests.
Campsites exposed to wildfire or another natural hazard are subject to information, warning and evacuation requirements set by the authorities and, where it applies, the legal duty to clear brush is a recurring cost. Flood risk affects the Rhône, the Durance and steep valleys: check the risk prevention plans at the mairie (town hall). On the coast and in the mountains, the loi Littoral and loi Montagne govern development, and any new site or significant extension requires a permis d'aménager (development permit). So does a PRL (parc résidentiel de loisirs), a holiday park laid out for chalets and mobile homes whose plots are rented or sold outright. Also check the star rating, the mobile homes, the water supply and any septic system. Our guide on campsite compliance and marketing (in French) and our white paper on creating a rural campsite (in French) cover these steps.
It depends on EBITDA, the split between property and business, the number of pitches and the rental fleet. Our financing plan calculator (in French) and holiday rental simulator (in French) help test price against revenue.
A takeover brings trading history, customers and permits, at a higher valuation; starting from scratch means cheaper land but a development permit, often hard to obtain near the coast. An aire naturelle, limited to 30 pitches, open six months a year at most and without mobile homes or chalets, is a lighter option. See first steps to creating a campsite (in French); unusual accommodation (in French) can also broaden what you offer.
This page lists whole businesses: campsites, holiday parks and camping land. A park selling plots may appear here when it is sold as a whole. For one chalet or pitch in an existing park, resales often go through the park manager: ask for the park rules and service charges, and have a notaire (the public officer who handles French property transfers) check the deed.
The deal separates the property, conveyed by the notaire, from the fonds de commerce (customers, trading name, contracts, equipment), whose sale follows its own formalities. A compromis de vente (preliminary contract) precedes the final deed. Sellers should prepare several seasons of accounts and a documented marketing strategy (in French).
