Between the Mediterranean, the Pyrenees, the Cévennes and the Quercy valleys, a campsite for sale in Occitanie can take many forms: a large seaside site, a family campsite by a river, mountain land used by hikers or a holiday village with a restaurant. The region combines a busy sandy coastline, well-known sites such as the walled city of Carcassonne, the Pont du Gard, Rocamadour and the Cirque de Gavarnie, the Canal du Midi and large protected natural areas.
Listings reflect this variety: seasonal campsites of a few hectares near a river, sold with property and business, holiday villages with a licensed restaurant, and land to convert. This page is for buyers taking over a campsite in the former Languedoc-Roussillon or Midi-Pyrénées, investors entering outdoor hospitality and owners planning a sale. To catch new properties, set up an email alert (in French).

The asking prices above cover very different businesses, from an inland holiday village to a riverside campsite sold with its land, so they are not a market index. A campsite is valued first on its EBITDA (EBE in French accounts) over several seasons, plus the property when it is sold with the fonds de commerce (the trading business). On the coast, a long season and scarce land push prices up; inland, plots are larger and cheaper but trade depends more on the summer holidays. A restaurant, pool, licence and rental fleet also count.
The coast, from the Camargue gardoise to the Côte Vermeille, has dense outdoor accommodation and loyal Northern European guests; the season is long, but the loi Littoral (coastal planning law) strictly limits expansion. The Mediterranean hinterland, from the Corbières to Lac du Salagou and the Hérault gorges, draws nature lovers. Further north, the Cévennes, the Causses, the Tarn gorges and the Aubrac live on canoeing, hiking and fishing. To the west, the Lot, Tarn, Gers and Tarn-et-Garonne offer rolling countryside, bastide towns and quiet rivers. In the south, the Pyrenees have a summer mountain season.
The A9, A61, A62, A64, A20 and A75 motorways, TGV stations in Nîmes, Montpellier, Perpignan and Toulouse, and airports at Toulouse, Montpellier, Perpignan, Carcassonne, Béziers and Rodez serve the region. The trade-off is between a long coastal season and gentler entry prices inland.
Mediterranean storms cause flash floods in the Gard, Hérault, Aude and Pyrénées-Orientales: exposed campsites are subject to information, warning and evacuation requirements set by the authorities. Scrubland and Mediterranean forests carry wildfire risk, and the sandy coast faces marine flooding and erosion. Coastal and mountain planning laws govern development, and any new site or significant extension needs a permis d'aménager (development permit), including a PRL (parc résidentiel de loisirs), a holiday park for chalets and mobile homes. Also check the star rating, valid for 5 years, drainage and, for a holiday village with a restaurant, the drinks licence and its transfer. Our white paper on rural campsites (in French) and guide from compliance to marketing (in French) go further.
The property is conveyed by a notaire (the public officer who handles property sales), while the fonds de commerce follows its own transfer formalities. A compromis de vente (preliminary contract) comes before the final deed. Ask for several seasons of accounts, the rating decision and an inventory of units; our notary fees calculator (in French) estimates the property costs.
Not here: we list campsites and parks sold in their entirety. Buyers of a single chalet usually deal with the park manager, who knows which units are up for resale; review annual charges, the park's opening period and its rules before signing with the notaire.
The coast offers a longer season but high entry prices and little room to grow. Inland sites cost less and rely on a shorter season plus extras such as river swimming, a restaurant or unusual accommodation (in French). Test your figures with our holiday rental simulator (in French).
