There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Pays de la Loire, the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Bare agricultural land is well below the national median (€5,307/ha), with the median price moving +8.9% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €3,267/ha of bare land is €0.33/m², against €2.19/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. Bocage dominates in Mayenne, in the north of Sarthe and in the upper bocage of Vendée: hedged meadows, ponds, small oak and chestnut woods, access by rural tracks. In Anjou, the Loire and Loir valleys and the Baugeois add flood meadows, backwaters and many ponds, while the Mauges and the Layon offer hillsides and former vineyard parcels. In Loire-Atlantique and Vendée, marshland plots (Brière, Grand-Lieu, the Breton marsh and the Poitevin marsh) and pine woods on sandy soils, around the Mervent forest or just inland from the coast, form a market of their own, with stricter environmental rules.
Some of these parcels are sold with a cabin, a fishing shelter or a former farm outbuilding; whether they comply with planning rules accounts for a large part of the value and must be established before any offer.
In Loire-Atlantique, the supply is concentrated in the Pays de Retz, the Nantes vineyard and the north of the department towards Châteaubriant, far from the coast where plots are rare and expensive. Maine-et-Loire offers Loire and Loir riverbanks, ponds in the Baugeois around Baugé-en-Anjou and Noyant, and meadows in the Mauges and the Segréen. Mayenne is the most rural department, with plenty of bocage meadows on offer but expensive agricultural land: the Mayenne and Erve valleys, woods in the north towards Ernée and Gorron. Sarthe is worth considering for the Perche sarthois and its ponds, the Loir valley and the edges of the Bercé forest. Vendée is split between the inland bocage (Pouzauges, Les Herbiers), the plain of Luçon and Fontenay-le-Comte and the coastal hinterland, where the Loi Littoral applies in communes bordering the ocean and the large lakes.
The expensive areas are the Vendée coast and its immediate hinterland, the Nantes conurbation, the surroundings of Angers and Le Mans served by the TGV, and the listed banks of the Loire. The affordable areas are inland Loire-Atlantique towards Châteaubriant, the southern Vendée plain, the north of Sarthe and the Segréen.
The rule is the same in all five departments: in an agricultural or natural zone of the local planning document (PLU), building, the permanent installation of a chalet, a light leisure dwelling or a mobile home, and the prolonged parking of a caravan are prohibited or strictly regulated. Marshland plots and the surroundings of the large lakes are also covered by environmental protections (Natura 2000 sites, wetlands) which restrict drainage, infill and the creation of ponds. On the coast, the Loi Littoral applies on top of the PLU.
Check access to the parcel, whether water and electricity are actually available, flood zones along the Loire, the Loir, the Sarthe and the Mayenne, and the SAFER land agency's right of pre-emption on agricultural parcels. For a pond, ask for the status of the structure under the French water law and the condition of the dam. Finally, insist on an up-to-date cadastral plan and a boundary survey: on a plot worth a few thousand euros, these ancillary costs change the calculation.
