Woodland trades below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. Recreational land in Corsica has little in common with mainland meadows and ponds. It mostly consists of scrubland plots, covered in myrtle, rockrose and strawberry trees, on the hills of Corse-du-Sud and Haute-Corse, often former farmland left fallow for decades after being abandoned. In the Castagniccia and the Bozio, old chestnut groves, once worked for chestnut flour, offer terraced wooded plots, sometimes with an old shepherd's cabin or a ruined sheepfold whose legal status must be checked before any renovation.
At higher altitude, in the Restonica, Niolu and Alta Rocca valleys, there are hay meadows and mountain summer pastures, often landlocked and without any real vehicle access, sometimes reached only on foot or by mule track. Finally, check access (mule track, right of way, landlocked parcel), the exact cadastral area and the frequent presence of shared family ownership.
