According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Hauts-de-France stood at €175,000 in 2025, with an average price of €183,979 and a median price of €1,686/m² of living space (11,950 house sales in rural municipalities over the year). 10% of houses sold for less than €90,000 (floor price, 1st decile) and 10% for more than €290,000 (ceiling price, 9th decile). The typical country house offers 108 m² of living space on an average plot of 1,942 m², i.e. around 0.2 ha.

The region is below the national median (€189,200). Since the second half of 2020, the regional median price has risen from €164,000 to €175,000, i.e. +6.7%; over one year (2024-2025) the change is +2.9%.

What makes country houses in Hauts-de-France special

Brick, flint and square courtyard farms

The rural buildings of Hauts-de-France are recognisable above all for their red brick, locally combined with flint in the Picardy farmhouses of Aisne and Somme, where the farmhouse is laid out in a square around an inner courtyard. In Nord and Pas-de-Calais, the stone house is mostly found in the Boulonnais area, while the former mining corons, more modest, are sometimes converted into a village house with land. Roofs are mostly tile or slate depending on the area, with traditional timber frames to restore on the oldest buildings. In the Avesnois, around Avesnes-sur-Helpe, damp hedgerow country holds isolated brick farmhouses, while the Ternois and Artois areas, towards Saint-Pol-sur-Ternoise, favour plainer light-brick buildings under slate. Along the coast, around Montreuil-sur-Mer, local houses often combine brick and timber framing, a style midway between the inland areas and the Opal Coast.

The land around these country houses often includes a large garden, a vegetable plot and agricultural outbuildings: barn, cowshed, beet shed. Some farms have several hectares of land, sometimes with a small woodland or a pond, particularly in the Thiérache and Avesnois areas. Farm ponds, once used for watering livestock, survive on many properties in the Avesnois and Thiérache, as do cider-apple orchards, less well known than Normandy's but common in the Boulonnais.

From the Lille metropolitan area to the Opal Coast

Around Lille, the country house benefits from immediate proximity to the metropolitan area and to routes towards Belgium, making it the most sought-after area in Nord. The Opal Coast, between Boulogne-sur-Mer and Le Touquet, attracts holiday home buyers drawn to its Channel views. Around Arras, Béthune and Lens, rural buildings benefit from good access to jobs and stations. Towards Amiens and the Somme valley, or Saint-Quentin and Laon in Aisne, farm buildings tend to be larger, with more land attached. Towards Douai and Valenciennes, renovated former mining corons offer a balance between a controlled budget and access to jobs, while the Montreuil and Ternois areas, between farmland and Le Touquet's hinterland, appeal for a holiday home at a lower cost than right on the coast.

Rural Aisne, the Thiérache and inland Somme, further from the coast and main routes, offer noticeably more affordable prices for stone or brick houses with a large plot, making the area a favoured choice for a move to the countryside. The Cambrésis and Cateau-Cambrésis, in rural Nord, along with southern Aisne towards Château-Thierry, are among the most affordable areas in the region for a farmhouse with a large plot.

What determines the price of a country house in Hauts-de-France

The distance to the coast and to the Lille metropolitan area plays a central role, as does proximity to the TGV stations at Lille-Europe, Arras or Amiens, sought after for remote working towards Paris. The condition of the building remains decisive: an old brick farmhouse, often rated F or G on the energy rating, frequently needs roof, insulation and joinery work before becoming a comfortable main home. The clay or chalky subsoil common on the Picardy plateau exposes some old houses to clay-shrinkage ground movement, worth monitoring especially after dry summers.

Also check the private drainage system, the type of ground (clay, chalk) which can affect foundations, and the local plan rules before converting a barn or shed into living space or a gîte. In the Somme and Authie valleys, flood risk or a rising water table should be checked with the town hall before any extension project, as should the possible presence of old chalk quarries beneath some properties in Nord and Pas-de-Calais.
