The Cher, around Bourges and Saint-Amand-Montrond, and the Indre, around Châteauroux and the Brenne, offer the most affordable prices in the region for a stone house with a large plot, in a setting that remains very rural and unpressured. The Berry Boischaut and the Brenne, known as the land of a thousand ponds, offer unspoilt countryside at prices well below the Sologne, with a more limited train service and greater reliance on a car.
Three factors dominate: the TGV link to Paris (Tours, Vendôme, Orléans, Vierzon), proximity to a stretch of water or game woodland in the Sologne, and the condition of the old building, particularly the energy rating of poorly insulated tuffeau or brick houses. A renovated longère in the Touraine and a smallholding to renovate in the Berry Boischaut can show a very marked price gap for a comparable floor area. Owning a private pond in the Sologne also comes with regulatory upkeep duties (draining, dam maintenance) worth checking before buying, as does any wetland classification that can restrict certain works.
Also check the private drainage system, fibre-optic coverage for remote working, the local plan rules in agricultural zones, and the risk of damp in cave dwellings or poorly ventilated timber-framed houses.
