Looking for a country house for sale in Lot-et-Garonne (47)? Between the Garonne valley, the rolling hills of the Pays de Serres and the medieval bastide towns of the Agenais, the department has a varied rural style: an Agen-style house built of local flat brick, a stone bastide house, or a half-timbered farmhouse from the Pays de Serres. This page brings together the country houses for sale in Lot-et-Garonne published on ma-propriete.fr by private sellers, estate agents and notaries.

To help you decide, we present the actual prices of country houses in Lot-et-Garonne (notarised sales 2020-2025), the areas worth knowing from Agen to Villeneuve-sur-Lot, and the criteria that determine the value of a house in the countryside. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing.

The price range is wide: 10% of houses sold for less than €95,000 (floor price, 1st decile) and 10% for more than €285,000 (ceiling price, 9th decile). Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Lot-et-Garonne (47) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Lot-et-Garonne special

Local brick, limestone and bastide towns

The typical Agen-style house is built of local flat brick, a pinkish regional brick, combined with ochre-toned render, under a tuile canal roof. In the Pays de Serres to the south, the limestone hills host stone farmhouses and medieval bastide towns such as Monflanquin or Villeréal, fortified villages built on a geometric plan around an arcaded square, some retaining timbered market halls and covered walkways from their founding centuries. Towards the north and neighbouring Périgord, around Villeréal and Fumel, golden limestone and half-timbering become more common on manor-style houses; in the Albret area around Nérac, some houses are still built of pisé, rammed earth, which is more sensitive to damp at the base of the walls.

The land adds considerable value to these country houses: a plum orchard for Agen prunes, a vegetable garden, sometimes several hectares of Buzet or Duras AOC vines or grain, with agricultural outbuildings (barn, tobacco or prune drying shed) common on former farms along the Garonne, the Lot or the Baïse river. Dovecotes and stone-built wells, a legacy of the large 19th-century farms, still dot many properties, while shallow-pitched roofs with rounded tile eaves remain a signature feature of Agenais building style.

From the Garonne valley to the Pays de Serres

Around Agen, the prefecture served by a TGV station towards Bordeaux and Toulouse, and the Garonne valley, country houses benefit from fertile farmland, easy access to the motorway network, and prices supported by proximity to the region's major cities. Towards Villeneuve-sur-Lot and the Lot valley, the market stays active, amid bastide towns, orchards and riverside meadows, with a long-standing presence of British and Dutch buyers. The Pays de Serres to the south (Monflanquin, Penne-d'Agenais, Villeréal) attracts buyers for its bastide heritage and open views over hills once given over to saffron and tobacco.

To the west, around Marmande and the lower Garonne valley, as well as towards Tonneins and Nérac on the Baïse, prices remain more accessible than around Agen, with a well-preserved brick or rammed-earth rural building stock, though sometimes more exposed to Garonne flooding. Further north, towards Fumel and the Lot valley, limestone country houses sit alongside former industrial sites now being repurposed, at still-moderate prices.

What determines the price of a country house in Lot-et-Garonne

Three factors dominate: proximity to Agen or to the Garonne valley, the condition of the brick, stone or rammed-earth building (tuile canal roof, damp at the base of the walls, energy rating) and the size of the plot, especially when a plum orchard or a vine parcel is attached. A renovated bastide house in the Pays de Serres and a half-timbered farmhouse to renovate can show a marked price gap.

Check the private drainage system common in rural areas, the energy rating of older local-brick or rammed-earth houses, fibre-optic coverage for remote working, the shrink-swell clay risk common on the department's clay-limestone soils, flood risk in the low-lying Garonne or Lot valleys, and local planning rules for any project to convert a barn or drying shed into living space. For a listed bastide house or one within its protected perimeter, also check with the town hall for any architectural constraints before planning facade or roof renovation work, and confirm irrigation rights if a prune orchard or vineyard is part of the sale.
