What makes country houses in Corrèze special

Granite and stone-slab roofs: a Limousin style

The Corrèze country house is first and foremost a granite farmhouse with massive stonework, under a slate roof in upper Corrèze, around Égletons and Neuvic, or a stone-slab (lauze) roof further south, towards the Lot border and the Dordogne valley. Around Brive and the Dordogne valley, limestone appears and the style already edges towards the Périgord-style houses, with flatter roofs and more generous openings, notably around Larche and Ayen. In the market towns, 19th-century manor-style houses also appear, while the Millevaches plateau has more austere, long, low farmhouses built to withstand a harsh climate and marked winters, with fewer north-facing openings to limit heat loss.

The land remains a constant asset: a garden, an orchard, a vegetable plot, often completed by stone outbuildings (barn, cattle shed, bread oven). On the plateau, properties can extend over several hectares of pasture and woodland of beech or conifers planted after the war, while around Brive plots are smaller but much sought after for their setting close to shops and the railway station, sometimes with a well or a spring feeding a vegetable garden. Chestnut trees, once grown for their nuts as a staple food, still line many of the older boundary walls in this part of the Limousin.

The areas, from the Brive basin to the Millevaches plateau

The Brive basin, the department's best-connected town thanks to its Intercités links towards Paris and Toulouse, sees the strongest demand, particularly around Objat, Donzenac and Varetz, an area also prized for its orchards of golden Chasselas grapes and early fruit. The Dordogne valley, around Beaulieu-sur-Dordogne and Argentat, with its riverside quays and corbelled houses, appeals for its scenery and heritage, as does the Vézère valley near Uzerche, nicknamed the 'pearl of the Limousin' for its turreted houses perched above the river. Tulle, the prefecture nestled on the banks of the Corrèze river, offers a more modest urban setting with convenient access to the surrounding valleys and to the railway line to Paris.

The Millevaches plateau, around Meymac and Ussel, remains the most affordable area for a stone house with a large plot, in a setting of peat bogs and forest well suited to a quiet second-home project, while the Brive basin and the Dordogne valley sell well above the departmental average.

What determines the price of a country house in Corrèze

Three factors dominate: proximity to Brive and its Intercités station, the condition of the building (roof, timber frame, damp and energy rating, often poor for uninsulated old farmhouses on the plateau) and the size of the land. A renovated house near Brive and a farmhouse to renovate on several hectares in upper Corrèze can show a very marked price gap, with energy-efficiency upgrades weighing heavily on the renovation budget, as does replacing oil heating with a wood-based system, widely available locally.
