According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Bourgogne-Franche-Comté stood at €157,000 in 2025, with an average price of €168,680 and a median price of €1,525/m² of living space (11,450 house sales in rural municipalities over the year). 10% of houses sold for less than €74,000 (floor price, 1st decile) and 10% for more than €279,670 (ceiling price, 9th decile). In Saône-et-Loire and the southern Jura, the Bresse farmhouse stands out with its timber frame, brick and Saracen chimney, with barn and cowshed attached under a wide flat-tile roof. In Doubs and the rest of the Jura, the Franche-Comté farmhouse, often built as a single block combining house, cowshed and barn under one overhanging roof, is recognisable by its rendered walls and its tuyé chimney. There is no mas in this region.
In Nièvre, the Morvan imposes its granite and slate roofs on more modest farms, often standing alone in a clearing. On the plains of the Yonne and Côte-d'Or, later, larger barns and agricultural sheds convert well into housing or gîtes on plots of several hectares.
In the Jura, the Revermont and the Saône valley offer a good reserve of Bresse and Franche-Comté farmhouses to renovate, while the area around Lons-le-Saunier and the Jura massif, prized for green tourism, is more sought-after. In Doubs, the Haut-Doubs around Pontarlier concentrates typical block farms that are costly to heat, while the Doubs valley near Besançon stays more accessible.
In Nièvre, the Morvan around Château-Chinon offers the most affordable prices in the region for a farmhouse to renovate; in Côte-d'Or, the area of vineyards between Beaune and Dijon is well above the regional average, while the north of the department stays more accessible. In Haute-Saône and the Territoire de Belfort, lowland farmhouses remain among the most affordable available.
Check the agricultural zoning in the local plan and the conditions for changing the use of barns and sheds, particularly strict on the arable plains of the Yonne and Côte-d'Or. Check the roof (flat tile, slate, or asbestos-cement sheets on more recent sheds), the timber frame, often old on Franche-Comté block farms, and individual drainage.
If farmland comes with the property, check for any current farm lease and the pre-emption right of the Safer. On former cheese dairies and Franche-Comté cellars, also check the condition of tanks and rule out soil contamination from earlier farming uses.
