The typical Comtois farmhouse brings the dwelling, the cowshed and the barn together under one large, shallow-pitched roof, a single-block layout suited to the harsh climate of the first plateau. In the Haut-Jura, towards Saint-Claude and the Hautes-Combes, traditional farms stand out for roofs once covered in wooden shingles and for small windows to keep out the cold. There are no mas in Jura, a word with no use in this mid-mountain region.
These buildings, often impressively large, lend themselves to conversion into a home or into gîtes, subject to the local planning zoning. The adjoining land, from a few hectares of permanent pasture or Comté-grazing meadow, can support livestock, horses or a permaculture project on the Finage plain.
The Revermont, between Lons-le-Saunier and Poligny, as well as the Arbois area, have a fairly wide choice of farms and barns to renovate, on the edge of the vineyards. Towards Champagnole and the first plateau, single-block Comtois farms remain plentiful. The Haut-Jura, around Saint-Claude and Morez, offers more mountain-style buildings, sometimes more isolated in winter.
Near Dole and the Doubs valley, in the Jura Finage plain, farm complexes sit closer to main roads and command firmer prices. In the more remote Haut-Jura, around the Hautes-Combes, prices remain more affordable but winter access constraints are real.
Check the building's permitted use: in an agricultural zone under the local plan, a cowshed-barn can only be converted into housing if it is identified as eligible for a change of use. Examine the roof (interlocking tile or old wooden shingles, but also asbestos-cement on more recent sheds), the timber frame, sized for snow loads, and the drainage, sometimes tricky on karst ground.
If land is included, ask about any current farm lease, common in Comté appellation areas, and about the pre-emption right of the Safer. Finally, cost the renovation precisely: bringing a large single-block Comtois farm up to standard is often a substantial budget.
