A farmhouse for sale in Yvelines (78), a Plaine de Versailles or Vexin français farm building: between large-scale arable farming and protected valleys, the department still holds courtyard farm complexes, often near the great royal estates. This page brings together the farmhouses, barns and mas for sale in Yvelines published on ma-propriete.fr: plateau courtyard farms, Vexin farm buildings with a barn and outbuildings, farm buildings with surrounding land.
Below you will find the actual prices of the Yvelines rural market, an overview of where to look, from the Plaine de Versailles to the Mauldre valley, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Yvelines (78) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.
| Type of municipality | Median price 2020-2025 | Median price per m² | Change 2021-2025 | Sales 2020-2025 |

The Yvelines farmhouse is often built as a closed courtyard: a limestone or millstone-grit dwelling, a tall barn, a cowshed, stables and sheds are set around a single access courtyard, a legacy of the large cereal farms of the plateau. In the Vexin français, white stone buildings follow the rules of the regional nature park. There are no mas in Yvelines; the term is not used there.
These often well-built buildings can be converted into a home or gîtes, subject to planning zoning and, in the Vexin, the regional nature park's opinion on materials and colours. The surrounding land, from a few thousand square metres to several dozen hectares of farmland, remains in demand from local cereal farmers.
The Vexin français, around Houdan, Septeuil and Mantes-la-Jolie, keeps a relatively accessible supply of courtyard farms, overseen by the regional nature park. The Versailles plateau, between Montfort-l'Amaury and Rambouillet, has large plain courtyard farms. Towards Dreux and the border with Eure-et-Loir, prices also stay more moderate.
Near Versailles and in the Mauldre valley, renovated farmhouses are scarce and priced clearly above the regional average, driven by closeness to Paris. In the Hurepoix area, around Rambouillet, the state forest adds further to the appeal and price of rural properties.
Check the change of use of the building: in an agricultural zone of the local plan, a barn only becomes habitable if it is listed among the buildings concerned, and in the Vexin, the regional nature park imposes additional architectural rules. Check the roof (flat tile, slate, sometimes asbestos-cement on sheds) and the drainage, which is often non-mains outside village centres.
If farmland comes with the property, ask about any current farm lease, common in this large-scale arable department, and about the pre-emption right of the Safer. Renovating a sizeable barn, particularly in the protected Vexin area, often calls for a bigger budget than in an unconstrained area.
