What makes farmhouses and barns in Seine-Maritime special

The Caux farm: enclosed farmstead, timber frame and barn

The classic Caux farmhouse is built as an enclosed farmstead: a hedge-planted bank surrounds a courtyard where the timber-frame dwelling, the barn, the cowshed and sometimes stables are set out. Towards the Pays de Bray, brick and flint often replace the timber frame. The term mas has no use in Normandy; it never appears in local listings.

These long, low buildings can be converted into a single home or several gîtes, subject to planning zoning and, where a timber frame is of note, approval from the local heritage architect. The surrounding land, from a few thousand square metres to several hectares of pasture or farmland, suits livestock, horses or a permaculture project.

Areas and towns to look at

The Pays de Caux plateau, around Yvetot, Cany-Barville and Doudeville, has the widest choice of enclosed farmsteads to renovate. The Pays de Bray, around Neufchâtel-en-Bray and Forges-les-Eaux, offers brick-and-flint farms that are generally more affordable. In the Bresle valley, between Eu and Blangy-sur-Bresle, farms sit alongside a historic glassmaking area.

Near Rouen and along the Seine valley, renovated farmhouses are becoming scarcer and priced for their closeness to the city. On the Alabaster Coast, around Fécamp and Dieppe, farmhouses with sea views reach levels clearly above the departmental average.

Points to check before buying a farm or a barn

Check the change of use of the building: in an agricultural zone of the local plan, a timber-frame barn can only become habitable if it is listed among the buildings concerned, and the planted bank of an enclosed farmstead is often protected as a hedgerow feature. Check the condition of the timber frame, the roof (remaining thatch or tile, sometimes asbestos-cement on sheds) and the drainage.

If farmland comes with the property, ask about any current farm lease and about the pre-emption right of the Safer. Restoring a timber frame in poor condition, between underpinning and replacing the wattle-and-daub infill, often exceeds the budget of an ordinary renovation.
