The Vexin normand, around Gisors and Écos, attracts buyers from the Paris region thanks to its proximity to the capital. Around Louviers and Pont-de-l'Arche, the Seine and Eure valleys bring the countryside close to the Rouen conurbation.

Near Évreux and its station, easy access pushes renovated farmhouse prices above the departmental average. In the Roumois, between Pont-Audemer and Bourgtheroulde-Infreville, former cider farms remain in demand; the more remote areas of the pays d'Ouche and the south of the department stay more affordable.

Points to check before buying

Check the permitted use of the buildings under the local plan: in an agricultural zone, only a barn identified as eligible for a change of use can become a home or a gîte. Examine the condition of the timber frame and cob infill, the roof (flat Norman tiles, but also asbestos-cement sheets on more recent sheds), the frame's structural timbers and the drainage, which is often not connected to mains sewers in rural areas.

If land is included, ask about any current farm lease and about the pre-emption right of the Safer. On former cider farms, also check for tanks or presses that need refurbishing; restoring a timber-framed farmhouse frequently costs more than the initial purchase price.
