Country house prices in Orne in 2025

There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Orne (61)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Orne (61) stood at €139,000 in 2025, with an average price of €146,959 and a median price of €1,427/m² of living space (1,719 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €75,000 (floor price, 1st decile) and 10% for more than €230,000 (ceiling price, 9th decile). The typical country house here offers 102 m² of living space on an average plot of 4,986 m², i.e. around 0.5 ha.

This market is well below the regional median (Normandy: €189,000) and well below the national median (€189,200). Since the second half of 2020, the median price has risen from €125,000 to €138,900, i.e. +11.1%; over one year (2024-2025) the change is +1.4%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Orne (61) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes farmhouses and barns in Orne special

The Norman longère and the Perche farm

In the Orne hedgerow country, the farmhouse most often takes the form of a longère dwelling, timber-framed with wattle-and-daub or built in stone depending on the area, extended by a cowshed and a barn, sometimes lined up in a row. In the Perche, in the south-east of the department, grey stone and brick farms with steep roofs stand clearly apart from the Orne bocage. There is no mas in Orne: the term remains specific to the south of France. Some longères still have a cider press, a reminder of the department's living apple-growing tradition.

These buildings, often tied to a well-known tradition of horse breeding, offer volumes suited to conversion into a home or several gîtes, subject to local planning zoning. The attached farmland, from a few hectares to several dozen hectares of hedgerow pasture, naturally suits keeping horses, a historic activity in the department, or starting a permaculture project. The dense hedgerows typical of the Orne also provide welcome natural shelter for livestock and horses alike.

Areas and towns to look at

Around Alençon, Sées and the Orne Perche towards Mortagne-au-Perche and Bellême, the supply of longères and farms to renovate remains relatively wide. The Argentan area, at the heart of stud-farm country along the Orne river, and the Domfront area in the south-west also offer farmhouses at accessible levels. Towards Flers and the Norman bocage, traditional farms remain numerous. The Écouves forest, between Alençon and Argentan, borders an area of longères still largely unrenovated.

In the Perche, around Bellême and towards the Paris-region border, characterful farms sell for more, driven up by proximity to Paris. The deep bocage, around Domfront and Tinchebray, by contrast offers noticeably more affordable prices for comparable built volumes. The Alençon area, less than an hour from Le Mans TGV station, sits in between these two extremes.

Points to check before buying a farm or a barn

Check the permitted use of the buildings: a barn zoned as agricultural land under the local plan can only become housing if it is identified as eligible for a change of use. Look at the roof (slate or tile depending on the area, and possible asbestos-cement on sheds), the condition of the timber frame, especially on older frames, the drainage, and any tanks or manure pits. The wattle-and-daub infill of older longères needs a specific survey before any thermal upgrade, or damp can become trapped inside the walls.

If farmland is included, ask about any current farm lease, common in this livestock-farming department, and about the pre-emption right of the Safer. Finally, cost the renovation precisely: restoring a timber-framed longère often represents an investment comparable to the purchase price, especially when the infill needs replacing over large areas or the roof structure needs partial rebuilding.
