A farmhouse for sale in Aisne (02), a barn to convert or a Picardy smallholding with a few hectares of land: the department, shaped by large-scale arable farming, has many brick and limestone farmhouses waiting to be restored. This page brings together the farmhouses, barns and mas for sale in Aisne published on ma-propriete.fr: a Picardy courtyard farmhouse, a Thiérache half-timbered farm, a stand-alone barn to renovate, a former farmhouse with farmland.

Below you will find the actual prices of the Aisne rural market, an overview of where to look, from the Soissons area to the Thiérache, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it. Many of these Picardy farmhouses still have a very large wheat barn, an asset for an ambitious conversion project.

Country house prices in Aisne in 2025

There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Aisne (02)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Aisne (02) stood at €139,000 in 2025, with an average price of €142,076 and a median price of €1,356/m² of living space (2,139 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €70,000 (floor price, 1st decile) and 10% for more than €220,000 (ceiling price, 9th decile). The typical country house here offers 106 m² of living space on an average plot of 1,915 m², i.e. around 0.2 ha.

This market is well below the regional median (Hauts-de-France: €175,000) and well below the national median (€189,200). Since the second half of 2020, the median price has risen from €130,000 to €139,000, i.e. +6.9%; over one year (2024-2025) the change is +5.3%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Aisne (02) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes farmhouses and barns in Aisne special

The closed-courtyard Picardy farm and the Thiérache farmhouse

The typical Picardy farmhouse closes around a rectangular courtyard: the house, cowshed, stables, wheat barn and shed line up around an often monumental brick and limestone gateway. Towards the Thiérache, in the north of the department, the buildings move closer to timber framing and open-yard farms, similar to those of the neighbouring Avesnois. There is no equivalent of the mas in Aisne: people speak of a Picardy farmhouse or a Thiérache farmhouse.

These large farmhouses often include a tall wheat barn that can be turned into a home or into several gîtes, subject to planning zoning and a building permit. The surrounding farmland, from a few hectares to large arable plots, suits large-scale crops more than livestock, although pasture remains available in places for horses or a permaculture project.

Areas and towns to look at

The Soissons area, around Soissons, Braine and Villers-Cotterêts, offers varied farm buildings on the edge of forest land. The Château-Thierry area, in the south of the department, mixes plain farms with the vine-covered slopes of the Champagne fringe of Aisne. Around Laon and the Laonnois plateau, closed-courtyard farmhouses are common. In the north, the Thiérache, around Vervins, Hirson and Guise, keeps a more rural and affordable stock of buildings.

Near Saint-Quentin and Chauny, in the industrial basin of Aisne, farmhouses are scarcer in the towns themselves but remain accessible in the surrounding villages. Around Château-Thierry, proximity to the Marne valley and to the Île-de-France region pushes some areas clearly above the departmental average. The north of the department, around Le Nouvion-en-Thiérache and the Belgian border, extends this affordable rural supply beyond the borders of Aisne itself.

Points to check before buying a farm or a barn

Check the permitted use of the farm buildings: a barn in an agricultural zone of the local plan can only be converted into a home if it is identified as eligible for a change of use. Look at the roof (tiles or slate, but also asbestos-cement sheets on sheds), the condition of the wheat barns' often wide-span timber frame, and whether the drainage meets current standards.

When arable farmland comes with the buildings, ask about any current farm lease and the pre-emption right of the Safer. Also cost the renovation: restoring a large Picardy farmhouse often represents a budget as high as buying it in the first place. Also pay attention to the foundations and walls of the large Picardy farmhouses, sometimes weakened by subsidence linked to marl pits or former underground quarries in the region.
