A luxury property for sale in Centre-Val de Loire naturally brings to mind the banks of the Loire and the Cher, yet the region reaches well beyond its famous tourist chateaux: a gentleman's residence in the Beauce, a master house in the Berry, a chartreuse in the Sologne or a wine estate in the Loir-et-Cher make up a quieter but equally rich built heritage. Each department combines tufa, brick and slate in its own balance. Browse every luxury property for sale listed by private owners, specialist agencies and notaries across the region.

This page brings together real price benchmarks for the region, a tour of the Loire-valley and Berry areas where large residences cluster, the traits of local buildings and the checks worth making before buying along the Loire, in the Sologne or in the Champagne Berrichonne. Luxury property prices in Centre-Val de Loire in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Centre-Val de Loire, 52 sales of luxury properties were recorded in 2025. The median price stands at €591,500*, with an average of €676,000; the floor/ceiling range (P10–P90) runs from €400,000 to €1,098,900 and the median price per square metre of living space reaches €1,570/m² (average 375 m² of living space on 16,826 m² of land). The region sits 28% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €588,900 across 314 sales.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Centre-Val de Loire distinctive

Tufa, brick and Sologne gentleman's residences

Tufa, a white limestone quarried along the Loire and the Cher, shapes most of the large residences in the Indre-et-Loire and the Loir-et-Cher, often topped with pinnacled dormer windows inherited from the Renaissance. In the Sologne, the gentleman's residence mixes pink brick and timber framing, set among lakes and hunting woods; in the Berry, in the Indre and the Cher, the plainer limestone master house dominates, often paired with a large farm. The Eure-et-Loir, in the Beauce, keeps fortified farmhouses and plain-country chateaux with heavier buildings, suited to large grain estates.

Traditional outbuildings include farming chartreuses, dovecotes, orangeries and service wings arranged around a closed courtyard; in the Sologne, lakes and hunting reserves form an integral part of many estates. These properties, often built in soft tufa, call for careful facade upkeep against stone erosion.

From the Loire valley to the Champagne Berrichonne

The Indre-et-Loire holds the most sought-after residences between Tours, Amboise, Chinon and Loches, at the heart of the listed Loire valley. The Loir-et-Cher extends this market around Blois, Vendôme and the Sologne, known for its hunting estates. The Loiret, between Orléans and the eastern Loire valley, offers more urban properties, while the Eure-et-Loir, in the Beauce, offers grain estates around Chartres. The Cher, between Bourges and the wine-growing Sancerre district, and the Indre, in the Champagne Berrichonne and the Brenne, round out the picture with more rural and more affordable properties. The Brenne, dotted with hundreds of small lakes, has its own following among buyers drawn to wetland and wildfowling estates.

The Saint-Pierre-des-Corps and Tours stations, served by TGV, along with the Vendôme-Villiers-sur-Loir stop, bring the Indre-et-Loire and the Loir-et-Cher closer to Paris; the Loiret, the Eure-et-Loir, the Cher and the Indre, without a TGV station, remain accessible by Intercités and TER services. The most expensive areas lie in the listed Loire valley and the game-rich Sologne; the Champagne Berrichonne, the Brenne and the northern Eure-et-Loir offer comparable properties at noticeably softer prices. Motorway access along the A10 and A71 keeps the whole region within reach of the Paris basin.

Points to check: the listed valley, tufa and hunting land

In the Loire valley, a UNESCO World Heritage site over a large part of the territory, landscape and view-protection rules can limit extensions visible from the river; for a listed chateau or gentleman's residence, sign-off from the Architecte des Bâtiments de France is required. In the Sologne, hunting rights, easements tied to the lakes and the upkeep of water-control structures should be checked before purchase. In Beauce and Berry farmland, the SAFER's pre-emption right can apply to attached land. Any dam, sluice or fish pond on the estate should also be checked against its own maintenance obligations.

On the technical side, tufa, a soft and porous stone, weathers with moisture and needs regular monitoring of facades and carvings; troglodyte cellars, common in the Indre-et-Loire, call for a specific stability survey. For a character residence with lakes, always keep the survey of the buildings separate from that of the water-control structures and the surrounding woodland.
