Looking for a manor house for sale in Hautes-Alpes calls for reconsidering the word itself: the term hardly belongs to local usage, where people speak instead of a fortified house, a gentry residence or a fortified farmhouse, built to withstand a mountain climate rather than to display seigneurial rank. From the Gap area to the Embrun district and the Briançon district, these large residences stand out through very thick walls, roofs of slate or larch shingles and a setting sheltered from the wind. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for these mountain residences, the areas where they survive, what sets apart their altitude-adapted construction and the checks specific to buildings under heavy snowfall. Altitude itself is a price factor here, since a valley-floor residence and a high hamlet property face very different heating costs and winter access constraints. Price benchmarks for prestige homes in Hautes-Alpes

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The local market is too thin to publish a reliable department-level benchmark (4 sales in five years): we give the figures for the Provence-Alpes-Côte d'Azur region. Across the Provence-Alpes-Côte d'Azur region, the 2025 median stands at €2,520,000 (151 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Hautes-Alpes distinctive

Stone fortified houses and larch roof timbers

The Hautes-Alpes fortified house is recognised by its walls of local stone, often exceeding a metre in thickness, its small openings and its larch roof frame cut to bear the weight of snow. The plan traditionally stacks a byre or cellar on the ground floor, a living floor above and a storage attic under a steeply pitched roof covered in slate in the Champsaur or larch shingles in the Briançon district and the Queyras. A few notable residences of the Gap area keep a corner tower or a vaulted gateway inherited from fortified periods.

The outbuildings, inseparable from pastoral life, include timber hay barns on a stone base, a vaulted sheepfold, a communal bread oven shared with the hamlet and sometimes a traditional irrigation channel. Most of these properties kept a farming use until the twentieth century, leaving rustic spaces to convert and old roof frames to reinforce depending on the property. Recent restorations favour local materials and reinforced insulation suited to a mountain climate.

From the Gap area to the Briançon district and Queyras

The Gap area, around Gap and the Champsaur valley, holds the department's largest farming estates, amid a landscape of moderate-altitude meadows. The Embrun district, around Embrun and Lake Serre-Ponçon, offers residences with views over the water, while the higher Briançon district and Queyras offer secluded but sought-after high-mountain fortified houses. The more remote Valgaudemar and Dévoluy remain the department's most affordable areas for a residence of comparable size.

The department has no TGV station; rail access runs through Intercités and TER connections to Grenoble and Marseille, complemented by road access via the Durance valley and the Lautaret pass for the more remote areas. The most sought-after areas remain the Gap area and the Embrun district around the lake, while the Queyras and the Valgaudemar allow a comparable residence at a more moderate budget.

Points to check in a high-mountain climate

Part of Hautes-Alpes falls under an avalanche risk zone or ground movement linked to thaw: consult the natural risk prevention plan before any extension project, particularly in the Briançon district and Queyras. Near the listed towns and forts of the Briançon district, exterior works require the approval of the Architecte des Bâtiments de France, and winter access to some secluded residences should be verified before purchase, notably for hamlets in the Champsaur or the Dévoluy.

On the technical side, have the roof frame and covering inspected, stressed every year by the weight of snow, check the private drainage system common in rural upland areas, and the condition of traditional irrigation channels that sometimes cross the property. The status of a rural track or right of way covered in snow for part of the year deserves particular attention before any offer.

Manor house and fortified farmhouse listings in Hautes-Alpes are placed by private owners, agencies specialising in character properties and notaries from the department; filter them by price, living space, land, outbuildings and altitude, and set an e-mail alert to track new listings.
