A manor house for sale in Haute-Corse, in the reality of the island market, means a gentry residence or a seigneurial house rather than a mainland manor: the term is rare in local usage and is better used with caution. From Cap Corse to the Balagne and the Castagniccia, these large rural residences are recognised by their walls of green schist or granite, their glazed-tile roofs and their hilltop setting, inherited from periods of defence against the sea. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for these large Haute-Corse residences, the areas where they cluster, what sets their construction apart across micro-regions and the checks specific to a territory that is both mountainous and coastal. As on the rest of the island, renovation materials and skilled labour often travel from the mainland, which affects both budget and timeline for any restoration project. Price benchmarks for prestige homes in Haute-Corse

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The local market is too thin to publish a reliable department-level benchmark (5 sales in five years): we give the figures for the Corsica region. Across the Corsica region, the 2021-2025 median stands at €3,752,800* (33 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Haute-Corse distinctive

Cap Corse green schist and Balagne granite

The Haute-Corse gentry residence changes material by micro-region: veined green schist in Cap Corse and the Nebbio, dressed granite in the Balagne, with thick walls, small front openings and roofs covered in the green or brown glazed tiles typical of the eastern coast. The plan often combines a vaulted cellar or sheepfold on the ground floor with a main floor reached by an external staircase, under a sheltered loggia. Some residences of the Nebbio and the Balagne keep a campanile or a corner tower recalling the Genoese towers of the coastline.

Outbuildings frequently include a chestnut mill in the Castagniccia, an olive or wine press in the Nebbio, a bread oven and a cistern cut into the rock. Most of these properties lived off chestnuts, olives or vines until the twentieth century, leaving sturdy outbuildings but often plain interiors. Recent restorations favour respect for local materials and internal insulation compatible with the thickness of the walls.

From Cap Corse to the Castagniccia and the Nebbio

Cap Corse, between Bastia, Erbalunga and Rogliano, offers residences set on slopes facing the sea, while the Nebbio, around Saint-Florent, offers large estates amid vineyards and olive groves. The Balagne, from Calvi to L'Île-Rousse and Belgodère, holds sought-after residences near the coast, while the Castagniccia, the inland chestnut country around Piedicroce and La Porta, offers more secluded and more affordable gentry houses. The Corte plateau, at the centre of the island, remains marked by more scattered settlement.

The department has no TGV station; connections run through Bastia-Poretta airport and the port of Bastia for sea links to the mainland, while the eastern coast road and inland mountain roads stay winding. The most sought-after areas remain Cap Corse and the coastal Balagne, while the Castagniccia and the Corte plateau stay more affordable for a residence of comparable size.

Points to check on a mountain-and-sea territory

A large part of Cap Corse and the Balagne falls under the Loi Littoral and a strict summer wildfire prevention plan, with mandatory vegetation clearing around buildings; in the Castagniccia, rugged terrain calls for checking ground movement risk. Near listed villages in the Balagne or sites in the Nebbio, exterior works require the approval of the Architecte des Bâtiments de France, and the land title, sometimes held under long-standing family joint ownership common on the island, should be checked carefully before any offer.

On the technical side, check the private drainage system, almost universal outside the towns, the water supply during summer drought, and the condition of glazed-tile roofs against sea spray on the coastline. The cost and lead time of sourcing materials or specialist craftsmen from the mainland should also be anticipated for any restoration project.

Manor house and gentry residence listings in Haute-Corse are placed by private owners, agencies specialising in character properties and island notaries; filter them by price, living space, land, outbuildings and micro-region, and set an e-mail alert to track new listings across Cap Corse, the Balagne and the inland valleys.
