Searching for a manor house for sale in Corse-du-Sud calls for clarifying the wording from the outset: the word manor does not belong to the island's tradition, where people speak of a gentry residence, a seigneurial house or, depending on the micro-region, a casone, and it is worth stating this rather than borrowing a mainland term. From the Gulf of Ajaccio to the Sartène area and the Alta Rocca, these large rural residences stand out through their granite walls, defensive corner towers and hillside setting, set back from a coastline once exposed to Barbary raids. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for these large Corsican residences, the areas where they cluster, what sets their granite architecture apart and the checks specific to island buildings under wind and summer drought. Island logistics also shape the market, since renovation costs and delivery times often exceed what a mainland comparison would suggest. To approach the purchase of a character property as a whole, read our guide to buying prestige property in France.

Price benchmarks for prestige homes in Corse-du-Sud

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The local market is too thin to publish a reliable department-level benchmark (28 sales in five years): we give the figures for the Corsica region. Across the Corsica region, the 2021-2025 median stands at €3,752,800* (33 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Corse-du-Sud distinctive

Granite residences and defensive corner towers

The Corsican seigneurial house, which locally replaces the mainland manor, is built of dressed grey or pink granite, with massive walls, narrow front openings and sometimes a square corner tower inherited from periods of defence against raids from the sea. The plan often stacks a sheepfold or vaulted cellar on the ground floor and a main floor reached by an external stone staircase, sheltered by a tile-roofed loggia. Roofs are covered with canal tiles or, in the Alta Rocca, schist slabs.

Outbuildings often include a vaulted sheepfold linked to pastoral farming, a bread oven, a chestnut or olive mill depending on altitude, and a terraced garden planted with citrus or olive trees. Many of these properties kept a pastoral or farming purpose until the twentieth century, leaving rustic spaces to convert and tile roofs to reinforce. Recent restorations favour lime renders and respect for the original, often small, openings.

From the Gulf of Ajaccio to the Sartène area and Alta Rocca

The Gulf of Ajaccio, around Ajaccio, Alata and Sarrola-Carcopino, holds the most sought-after residences, with views over the bay and the Sanguinaires islands. The Sartène area, around Sartène, often called the most Corsican of Corsican towns, and the Gulf of Valinco around Propriano, offer large granite residences amid maquis scrubland and vineyards. The more remote Alta Rocca, around Zonza and Levie, offers secluded gentry houses near prehistoric sites, while the far south, towards Bonifacio, remains marked by scarce available land.

The department has no TGV station; connections run through Ajaccio-Napoléon-Bonaparte airport and the port for sea links to the mainland, while coastal and inland roads stay winding off the main routes. The most sought-after areas remain the Gulf of Ajaccio and the coastal Sartène area, while the Alta Rocca and the interior stay more affordable for a residence of comparable size.

Points to check given island conditions

A large part of the coastline and its near hinterland falls under the Loi Littoral and a particularly strict wildfire prevention plan in summer, with mandatory vegetation clearing around buildings. Near listed sites in the Sartène area or the megaliths of the Alta Rocca, exterior works require the approval of the Architecte des Bâtiments de France, and the land title of some properties, sometimes held under long-standing family joint ownership, should be checked carefully before any offer.

On the technical side, check the private drainage system, almost universal outside the towns, the water supply during summer drought, common on the island, and the condition of granite walls against ground movement in the steepest areas. The cost and lead time of bringing materials or specialist craftsmen over from the mainland should also be anticipated for any restoration project.
