On the Island of Beauty, a maison de maître for sale in Corsica is nothing like a lowland mansion: it is a tall stone house with pale shutters, often of schist or granite, standing in a hilltop village, a harbour town or the head of a valley, between maquis and sea. This section goes further and gathers all the island's fine residences, palazzi of notable families, the so-called Americans' houses of Cap Corse, large villas on the gulfs, contemporary properties overlooking the sea, wherever the living space exceeds 300 m² or the price nears a million euros, without being a chateau, a manor house or a historic monument. Find here the maisons de maître and fine residences for sale offered by island private owners, agencies and notaries.

This page summarises price benchmarks for large Corsican residences, the nature of the properties currently for sale, the materials and volumes of island buildings, the micro-regions of Corse-du-Sud and Haute-Corse and the checks specific to the island: planning, title deeds, fire. Maison de maître prices in Corsica in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Corsica, 33 sales were recorded in 2021-2025, with a median price of €3,752,800*, a floor/ceiling range (P10–P90) of €830,000 to €5,000,000 and a median of €8,183/m² of living space (average 389 m² of living space on 5,762 m² of land). Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes maisons de maître and fine residences for sale in Corsica distinctive

Palazzi, Americans' houses, granite and villas on the gulfs

Schist and limestone dominate in the north, pink or grey granite in the south and west, stone slabs on mountain roofs, round tiles elsewhere. In Cap Corse, the Americans' houses, built by emigrants who had made their fortunes overseas, line up towers, loggias, terraces and pleasure gardens facing the sea. In the towns and large villages, the palazzu with its tall façade, monumental staircase and enfilade of rooms recalls the power of local families; the island's interior keeps notables' houses with wrought-iron balconies.

On the coast, recent fine residences, architect-designed villas with huge windows, dry-stone properties and stepped terraces, overlook Porto-Vecchio, Calvi or the Gulf of Ajaccio. Around them stand olive groves, cisterns, a bread oven, pergolas, an infinity pool, a guest house and sometimes private access to a cove. High ceilings and thick walls keep the rooms cool in summer, while the view, the exposure and the distance to the beach or the harbour weigh on value far more than the number of rooms.

The two departments, from Ajaccio to Bastia

Corse-du-Sud (2A) brings together the Gulf of Ajaccio and the Gravona valley, the south-west coast from Cargèse to Propriano, the Sartenais, Bonifacio and the Gulf of Porto-Vecchio, the island's dearest area. Older residences are found in the old quarters of Ajaccio, in Sartène and in the villages of the Alta Rocca, where prices remain markedly more accessible than on the seafront, for village houses that are often very large and await a complete restoration.

Haute-Corse (2B) offers Bastia and its immediate suburbs, Cap Corse and its marinas, the Nebbio around Saint-Florent, the Balagne from Calvi to L'Île-Rousse, the Castagniccia, Corte and the eastern plain, where the bourgeois houses of Bastia stand beside more recent properties on the east coast. Neither department has a TGV station: the island railway links Ajaccio, Corte, Bastia and Calvi, and the mainland is reached through the airports of Ajaccio, Bastia, Calvi and Figari, or by ferry from Marseille, Nice and Toulon.

Points to check that are specific to the island

The Loi Littoral, the Corsican planning and sustainable development plan and the Mountain Act strongly govern construction: many plots close to the sea or the ridge are not buildable and the extension of a villa may be refused, even for a simple terrace or a pool house. Check the regularity of title deeds: joint ownership and unsettled estates, frequent on the island, lengthen or jeopardise a sale; the notary must trace the chain of owners back through several generations, and every co-owner has to sign the deed of sale.

Fire risk requires brush clearing around the house, and water, private drainage and the electricity supply deserve a check, especially in isolated hamlets, where summer supply can be limited. For old buildings, examine roof timbers, stone-slab roofs, schist walls exposed to damp and sea salt on joinery. On a recent villa, check the pool, terraces and extensions against the permits issued.

Private owners, agencies and notaries on the island list their maisons de maître and fine residences here; sort the offers by micro-region, price and living space, then create an e-mail alert to follow new sales.
