From Cap Corse to the Balagne, from the Nebbio to the eastern plain, a maison de maître for sale in Haute-Corse is first of all a house of emigrants who came back from the Americas: the famous Americans' houses of Cap Corse, with colourful façades and palm gardens, stand beside the palazzi of Bastia and the large stone mansions of Calvi and the Castagniccia. Yet this section is wider: it welcomes all the fine residences of Haute-Corse, seaside villas, architect-designed properties, contemporary estates on the maquis, once the living space exceeds 300 m² or the price nears a million euros, excluding chateaux, manor houses and historic monuments. Find here the maisons de maître and fine residences for sale published by private sellers, agencies and notaries.
The paragraphs that follow set out real prices, what is on the market today, the materials and styles of the northern half of the island, the micro-regions to explore and the points of law to examine closely. To structure your project, use the guide to buying prestige property in France. We also explain how to reach each area, since mountain roads lengthen every journey.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (5 sales in five years): we give the figures for the Corsica region. Across the Corsica region, the 2021-2025 median stands at €3,752,800* (33 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Corsica (2021-2025) | 33 | €3,752,800* | €830,000 – €5,000,000 | 8,183 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

At Cap Corse, in Rogliano, Morsiglia, Pino or Luri, the Americans' houses were built by families who made money in Puerto Rico, Venezuela or elsewhere in South America: ochre, pink or green façades, loggias, outside stairways, ornamental gardens planted with palms. In Bastia and Calvi, the palazzi of notables, merchants and shipowners line up high ceilings, marble fireplaces and enfilades of salons. In the Castagniccia, schist and chestnut wood dominate; in the Balagne, limestone and round tiles. On the eastern plain and the Costa Verde, modern villas and architect-designed houses open onto the sea through wide bays. The colourful façades are often fragile: lime renders and polychrome shutters need repainting regularly, and the cost is best estimated before an offer.
Outbuildings include a cistern, an oven, an oil press, a family chapel, a caretaker's annexe, terraces planted with olives, citrons or vines, and a pool and pool house in recent properties. Interiors often retain old floor tiles and panelling that need careful restoration. Slate-slab roofs in the Castagniccia and round tiles in the Balagne are repaired with local materials, often dearer than ordinary ones.
Cap Corse, with Erbalunga, Nonza and Centuri, attracts lovers of seaside villages and fine Americans' residences. The Nebbio, around Saint-Florent and Patrimonio, combines vineyard and villas close to the Agriates desert, largely protected. The Balagne, from Calvi to L'Île-Rousse and from Lumio to Pigna, gathers the most coveted properties of the region. Bastia and its heights offer palazzi and villas, the Castagniccia and the Fium'Orbu stone houses on far more affordable budgets, and the eastern plain, towards Aléria, contemporary properties.
Haute-Corse has no TGV station: you reach it through Bastia-Poretta and Calvi-Sainte-Catherine airports, or the port of Bastia, with crossings to Marseille, Toulon, Nice and Italy. The Corsican railway links Bastia to Ajaccio via Corte. In winter, Cap Corse and the Balagne live at a slower pace, while Bastia keeps its shops, schools and hospital; the choice between a remote village and the proximity of the town should be made before any visit.
The ownership history is studied with extreme care: joint ownership is frequent, several generations of heirs may hold rights, and an old deed may lack registration at the land registry. Have the chain of titles established by a notary, without settling for a mere certificate. The PADDUC and the Loi Littoral restrict new building and extensions near the shore, and some Americans' houses lie in perimeters where alterations need the approval of the Architecte des Bâtiments de France. Do not skip the land-registry extract: it shows mortgages, easements and pre-emption rights.
Wind, salt and damp degrade façades, roofs and joinery; have the roof frame and lime renders checked. Maquis fires make brush clearance compulsory. In the valleys, private spring water and autonomous sewage systems call for precise checks. For a recent villa, verify the compliance of the pool, terraces and annexes before committing. Checking the roof and its frame is all the more useful because contractors travel little to mountain villages.
