A luxury property for sale in Gironde rarely takes the same form from one area to the next: a wine chateau in the Graves or the Entre-deux-Mers, an eighteenth-century chartreuse set among its vines, a villa on the Cap Ferret peninsula or the Arcachon bay, a master house in golden stone in the Libourne district, a wooded estate in the Bazadais. The department thus brings together several markets for large residences that differ in their buildings, their buyers and their prices. Browse every luxury property for sale listed by private owners, specialist agencies and notaries in Gironde.
This page gathers real price benchmarks for the department's large residences, a tour of the areas where they are concentrated, the characteristics of Gironde buildings and the checks to carry out before buying a wine, coastal or forest property. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Gironde, 235 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €772,000, with an average of €1,007,600; the floor/ceiling range (P10–P90) runs from €430,800 to €1,984,400. The median price per square metre of living space reaches €2,072/m², for properties averaging 379 m² of living space on 16,475 m² of land. The department therefore sits 26% above the regional median (€615,000 in 2025) and below the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

Gironde's prestige buildings are recognisable first by the golden limestone of the Entre-deux-Mers and Bourg quarries, under roofs of curved tiles or slate depending on the period. The chartreuse, a long single- or two-storey residence often flanked by pavilions, is the most characteristic eighteenth-century type; nineteenth-century wine chateaux, sometimes neo-classical or neo-Renaissance in inspiration, add their cellars and vat rooms. On the coast the register changes: timber and brick villas in Arcachon's Ville d'Hiver, reinterpreted oyster-farmers' houses at Cap Ferret, glass-fronted contemporary villas on the dune.
Outbuildings count as much as the main house: working or convertible cellars and vat rooms, winegrowers' cottages, orangeries, dovecotes, parks planted with oaks and pines. In wine country the property is frequently sold with its appellation vines, which calls for an assessment of the vineyard, the equipment and the sales contracts in place. In the Bazadais and the Gironde Landes, estates combine a residence, pine forest and sometimes a lake; the health of the stands and the forest management documents then become part of the analysis.
The Arcachon bay and the Cap Ferret peninsula form the most sought-after area, with Arcachon, Pyla-sur-Mer, Lège-Cap-Ferret and Andernos-les-Bains. Around Bordeaux, the left-bank communes towards Pessac, Gradignan and Saint-Médard-en-Jalles, then the Médoc from Margaux to Pauillac, attract buyers of chateaux and residences close to the city. To the east, the Libourne district and Saint-Émilion, a UNESCO World Heritage site together with its jurisdiction, concentrate the renowned wine properties; the Entre-deux-Mers, from Créon to La Réole, offers chartreuses and master houses in a landscape of hillsides. To the south, the Graves, the Sauternes district and the Bazadais around Langon and Bazas remain more discreet.
Bordeaux Saint-Jean station, served by TGV in a little over two hours from Paris-Montparnasse, Bordeaux-Mérignac airport and the A10, A62, A63 and A89 motorways make the whole department accessible. The most expensive areas are the Arcachon bay, the peninsula and the first ring of communes around Bordeaux; the deeper Entre-deux-Mers, the Bazadais and the northern Blaye district offer comparable properties at markedly more accessible levels.
On the bay and the coast, the Loi Littoral, the erosion and flooding risk prevention plans, and the status of waterside land (maritime public domain, coastal footpath easement) strictly govern extensions and rebuilding; some Cap Ferret villas stand on plots whose future buildability is not guaranteed. In wine country, check the SAFER's pre-emption right, current leases, the appellation classification of the parcels and the compliance of the cellars; in the Médoc and at Saint-Émilion, the value of the vineyard land can exceed that of the buildings.
On the technical side, the soft limestone requires monitoring of façades and renders; old houses in the Entre-deux-Mers often show rising damp and roof timbers in need of repair. In the Landes forest, examine fire risk and clearing obligations, as well as the condition of the stands after storms. Have a full survey drawn up by an architect or a valuer before making an offer: on a wine or forest property, valuing the business and valuing the residence are two separate exercises.
