A chateau for sale in Provence-Alpes-Côte d'Azur can be found in the hills of the Lubéron just as readily as in the Côte d'Azur hinterland or the alpine valleys, in a region where dry-stone Provençal buildings sit alongside eighteenth-century bastides and Italian-inspired villas of the Riviera. The supply includes fortified Vaucluse farmhouses, tile-roofed bastides around Aix, Var properties close to the coast, and alpine stone-and-timber residences in Hautes-Alpes. Browse every chateau for sale listed by private owners, agencies and notaries across the region.

This page gathers real price benchmarks for grand residences across the region, the areas where they concentrate, the building particularities by local terroir, and the points worth examining before an offer. Prices vary widely between the Riviera coast, the Lubéron hills and the alpine hinterland, so local context matters as much as the property itself. To plan a full heritage purchase, read our guide to buying prestige property in France.

Price benchmarks for prestige homes in Provence-Alpes-Côte d'Azur

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Provence-Alpes-Côte d'Azur, 151 sales were recorded in 2025, with a median price of €2,520,000, a floor/ceiling range (P10–P90) of €1,002,000 to €5,800,000 and a median of €6,914/m² of living space (average 380 m² of living space on 9,546 m² of land). Over five years (2021-2025), the regional median comes to €2,475,500 across 1,050 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes chateaux for sale in Provence-Alpes-Côte d'Azur distinctive

Provençal bastides, dry stone and Riviera villas

The region's buildings carry a strong Provençal identity: the bastide, a rectangular main building with a canal-tile roof and coloured shutters, dominates in Vaucluse and Bouches-du-Rhône. Dry-stone walls and huts punctuate the vineyard and olive-growing estates. On the Riviera, in Var and Alpes-Maritimes, grand residences sometimes draw on Italian villa style, with terraced gardens and pergolas. At higher altitude, in Alpes-de-Haute-Provence and Hautes-Alpes, local stone and timber form more massive properties suited to a mountain climate.

Estates for sale often include outbuildings: stone huts, sheepfolds, olive mills or dovecotes in Vaucluse, wineries in the wine-growing areas of Var, farm-use service wings in Alpes-de-Haute-Provence. Exposure to the mistral wind, common in the Rhône valley and Vaucluse, places heavy demands on roofs and shutters, whose condition weighs on part of the works to plan. Restanques, dry-stone terraces that shape hillsides for olive groves or vines, form an integral part of some estates and need regular upkeep to prevent landslip.

Six departments across the Lubéron, coast and mountains

Vaucluse holds an active market around the Lubéron, Gordes and Avignon. Bouches-du-Rhône offers sought-after bastides around Aix-en-Provence and the Alpilles. Var blends inland wine-growing properties with residences near the coast, between Draguignan and Saint-Tropez. Alpes-Maritimes concentrates the most sought-after properties of the Nice and Cannes hinterland. Alpes-de-Haute-Provence and Hautes-Alpes, more rural and mountainous, offer more secluded estates around Digne-les-Bains and Gap.

Access varies considerably by area: a TGV station at Avignon in Vaucluse, at Aix-en-Provence TGV and Marseille Saint-Charles in Bouches-du-Rhône, at Toulon or Les Arcs-Draguignan in Var, at Nice or Cannes in Alpes-Maritimes; Intercités/TER rail links to Marseille serve Alpes-de-Haute-Provence and Hautes-Alpes, with no direct TGV service in either department. The Lubéron, Aix and Riviera areas remain the most sought-after, while the alpine hinterland stays more affordable. The region's generous sunshine makes it a sought-after setting for hosting events, while calling for particular care over water management and the upkeep of dry gardens.

Checks specific to the Mediterranean climate and terrain

Many Provençal bastides and chateaux are listed or registered historic monuments, notably around Aix-en-Provence and in the Lubéron; exterior works then require the opinion of the Architecte des Bâtiments de France. Wildfire risk, particularly present in Vaucluse, Var and Bouches-du-Rhône, should be checked with the town hall before any project, along with vegetation-clearance obligations around buildings. On properties close to the Var or Riviera coast, marine submersion zoning deserves particular attention.

On the technical side, examine the resistance of roofs and shutters to the mistral wind, the drainage system on isolated properties, and water availability, sometimes limited in summer in the Lubéron and its hinterland. In mountain areas, in Hautes-Alpes or Alpes-de-Haute-Provence, check winter access and thermal insulation suited to wide temperature swings. On a property needing renovation, ask early about local firms specialising in dry-stone work and canal tile, skills increasingly rare outside the region.

Chateaux and bastides in the region are listed by private owners, specialist agencies and notaries, with listings filterable by price, living space, land area and outbuildings, and an e-mail alert to track new properties as they come to market. Some properties need restoration work and suit a buyer ready to lead a heritage project. To widen your search beyond chateaux, explore prestige property for sale in Provence-Alpes-Côte d'Azur.
