Ochre bastides, Luberon stone and wine-estate houses

Building in Vaucluse is defined by the Provençal bastide, with an ochre or exposed-stone façade, overhanging genoise eaves and colourful shutters, arranged around a courtyard or a garden planted with cypress trees and lavender. The Luberon, around Gordes, Ménerbes and Bonnieux, holds the most sought-after properties, with a particularly active and well-established international market built up over several decades. The Avignon area, where the Palais des Papes is a UNESCO World Heritage Site, and the Comtat plain, near Carpentras and L'Isle-sur-la-Sorgue, offer farming bastides at more measured prices. To the north, the foothills of Mont Ventoux, around Malaucène and Bédoin, and the Châteauneuf-du-Pape vineyard east of Avignon complete a varied supply spanning mountain and wine-growing plain.

Avignon TGV station puts Paris about two hours forty away, and the A7 and A9 motorways serve the department from Orange down to Cavaillon, passing close to Avignon itself. The most expensive areas by far remain the Luberon and the outskirts of Avignon, while the rural Comtat plain and the Ventoux heights stay considerably more affordable for a comparable size.

Checks specific to properties in Vaucluse

Many bastides in the Luberon and the Avignon area are listed or registered historic monuments, or stand within the protected surroundings of the Palais des Papes; check this status carefully before planning any works, even a simple façade repaint or new windows.
