The market for a chateau for sale in Somme centres on the Somme valley and its bay, the coastal Vimeu district and the more inland Santerre plateau. Picardy residences, usually built of brick and limestone under slate roofs, reflect a countryside shaped by large farming estates and by landscaped parks laid out in the nineteenth century, when proximity to the valley encouraged the building of country retreats. The department's gentle relief, crossed by damp valleys, also favoured properties that combine farmland with ornamental water. Browse every chateau for sale listed by the private owners, agencies and notaries of the department.
This page sets out real price benchmarks for these properties, the areas where they are found, the character of Picardy buildings, and the checks worth making before a visit. It also distinguishes the large estates of the main valley from the more modest properties of the Santerre and Vermandois districts, and outlines current uses, from family homes to event venues and guest accommodation. DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

Picardy buildings generally combine brick and limestone, used in banding or window surrounds, under steeply pitched slate roofs. Eighteenth- and nineteenth-century chateaux with a central block and symmetrical wings dominate the landscape, alongside older manor houses reworked through successive rebuilds and gentlemen's residences the market sometimes calls small chateaux in the Vimeu and Ponthieu areas. Some residences keep rendered façades, a local particularity that sets the Ponthieu apart from neighbouring areas where brick remains exposed. A handful of estates were remodelled again in the early twentieth century, adding bow windows or a glazed veranda facing the park. Original interior joinery, moulded ceilings and marble fireplaces are common in the better-preserved examples and are worth assessing room by room.
Properties for sale frequently include brick service wings, an orangery or an ice house, and a nineteenth-century landscaped park, sometimes crossed by an ornamental pond. The condition of joinery, roof timbers and the heating system, often dated in these large volumes, directly affects value, as does the upkeep of driveways and entrance gates that accompany these estates. Some estates still include an adjoining farm, with its working buildings, which can be sold together with the chateau or used separately.
Properties are spread across the Somme valley and its bay, from Amiens to Saint-Valery-sur-Somme, the coastal Vimeu around Friville-Escarbotin, Ponthieu around Abbeville and Crécy-en-Ponthieu, and the Santerre farming plateau to the east. The Vermandois, on the border with Aisne, completes this geography with a more scattered settlement pattern. Access relies on the Haute-Picardie TGV station, between Amiens and Péronne, and on the A16, A28 and A29 motorways crossing the territory from west to east, with Amiens itself served by regular Intercités and TER trains rather than direct TGV services.
The most sought-after areas are those near the Somme bay and the main valley, prized for their scenery; the more agricultural Santerre and Vermandois districts, further from the tourist routes, remain more affordable for comparable estates. Buyers looking for a working farm alongside a residence tend to look toward the Santerre, where arable land is more readily available.
Properties near the Somme bay and the coast should be carefully checked against marine flooding and erosion zoning, particularly between Le Crotoy and Cayeux-sur-Mer, two areas closely monitored by risk-prevention services. For properties in a protected area or near a listed monument, exterior works require the opinion of the Architecte des Bâtiments de France, and the process is worth allowing extra time for.
On the technical side, flood zoning along the Somme and its peat marshes deserves particular attention, as does the drainage arrangement on isolated properties. Clay soil across part of the department exposes some buildings to shrink-swell movement, worth watching on older foundations, particularly after extended dry spells. Also check for farming easements or rural leases attached to the land surrounding the property, and, close to the bay, whether any hunting rights over the foreshore or marshland are attached to the sale.
