Searching for lakes and ponds for sale in Tarn is not like searching in Sologne or the Brenne: the department has few old fish ponds but a great many more recent water bodies. In the west and south-west, on the farmed hillsides of the Gaillacois, the Lautrécois and the Lauragais, hill reservoirs (“retenues collinaires”) dug for irrigation dot the small valleys. In the east and south, in the Ségala, the Lacaune hills and the Montagne Noire, the crystalline bedrock keeps water at the surface: small farm ponds, leisure lakes beside a wood and large hydroelectric reservoirs share the landscape. Measured against the total area, banks included, a pond’s value depends heavily on its size: small, well-equipped ponds cost more per hectare. The figures concern ponds sold on their own, without a house or a large wood.

Their median asking price is €94,000 for a median size of about 2.6 ha. Between Toulouse, Albi and Castres, the clay and molasse hills of western Tarn are scattered with hill reservoirs: an earth dam closes off a small valley and stores winter rain to water summer crops. They usually change hands with the farmland they serve and less often on their own, as a leisure lake fringed by rough grass and hedges.
Many Tarn water bodies are therefore farm infrastructure rather than ornamental ponds, tied to an abstraction right or a commitment to a collective irrigation scheme. Building new reservoirs has also become a sensitive matter: the Sivens dam project on the Tescou, in the north-west of the department, was abandoned after a long dispute over the Testet wetland. An existing, lawful reservoir therefore has a practical value that would be hard to recreate.
In the eastern half of the department, water is plentiful. Its reservoirs are well-known landmarks: the Raviège on the Agout, shared with Hérault around Anglès and La Salvetat-sur-Agout; the Laouzas on the Vèbre, between Nages and Murat-sur-Vèbre; and the Saints-Peyres on the Arn. In the Montagne Noire, the Lac des Cammazes on the Sor supplies drinking and irrigation water to many communes in Tarn and neighbouring departments; it also takes the overflow of the “rigole de la montagne”, the feeder channel of the Canal du Midi. These large lakes are not for sale, but they underpin the area’s reputation for fishing.
Private ponds in these uplands are smaller: a pond below a Ségala farm, one dug in a damp meadow in the Lacaune hills, a reservoir on the edge of a beech wood or a Douglas fir plantation. Anglers from Albi, Castres and greater Toulouse, linked to Albi by the A68 motorway, want an easily reached fishing pond for carp, black bass or pike, often with no building. Families and buyers from further afield lean towards a house with a pond: a restored Ségala farmhouse, a manor house on the Gaillac hillsides, a holiday cottage in the Lacaune hills. Farmers, finally, are keen to buy a neighbouring reservoir to secure irrigation or water for livestock. Before committing, ask the seller for the document that establishes the pond’s legal existence: a receipt of declaration or an authorisation order under French water law, or an old title in the case of a mill pond. A reservoir built across a stream must let a minimum flow pass downstream, a constraint that does not apply to one fed only by run-off. Also check whether the pond is connected to a watercourse, which brings it under open-water fishing rules. Tarn lies in the Adour-Garonne basin, where summer low flows are severe and water restrictions frequent: a pond filled by pumping can stay low for weeks.
As for the structure, have the dam, the vegetation growing on it, the flood spillway and the sluice or outlet tower (the “moine”) examined; on older hill reservoirs, coypu burrows and seepage at the foot of the dam are common faults.
