Searching for a forest for sale in Puy-de-Dôme takes you into a heavily wooded department of Auvergne-Rhône-Alpes, whose woods are shared out among a multitude of small owners. To the east, the Livradois and Forez uplands around Ambert, Arlanc and Saint-Germain-l’Herm form a major softwood basin of silver fir, Douglas fir and spruce. To the west, the Combrailles and the Artense alternate oak, beech and conifer plantations, while the volcanoes, from the Chaîne des Puys to the Sancy massif, carry beech woods and planted conifers on their flanks. Buyers look for a small woodland plot for firewood, a production wood to manage, or a larger holding for leisure and hunting.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Puy-de-Dôme was €4,806/ha in 2025, across 150 sales, with an average of €5,258/ha. That puts the department above the Auvergne-Rhône-Alpes median (€4,057/ha) and below the national median (€4,936/ha). Year on year, the departmental median moved by +19.2%. Livradois-Forez, largely covered by the regional nature park of the same name, is the forest heartland of the department. Silver fir forms old uneven-aged stands there, supplemented since the post-war years by large Douglas fir and spruce plantations funded by the national forestry fund (Fonds forestier national). Public forests, often village-section land, are no more than landmarks in a forest massif that remains overwhelmingly private. South-east of Clermont-Ferrand, the woods of the Comté show that oak still holds its ground on the buttes and slopes overlooking the Allier valley.
To the west, the Artense and the Combrailles form a hedged landscape where woods, often of oak and beech, mix with conifers planted on former farmland. On the volcanoes, upland forests such as the beech woods of the Chaudefour valley, a nature reserve in the heart of the Sancy, serve protection more than production; they still give an idea of the beech and fir stands found in private hands on the slopes. North-east of Thiers, the Bois Noirs carry the massif on towards the Montagne bourbonnaise.
Fragmentation is the hallmark of the department. Many sales concern plots of a few hectares, split by successive inheritances, often landlocked or poorly marked out: before buying, have the boundaries checked on the ground and make sure access exists as a legal right, not just in practice. Many villages also own section woods (biens de section), collective forests often managed by the ONF that are not sold like private property, so a wood that seems to “belong to the village” may never come on the market. For a patient buyer, fragmentation is also an opportunity: combining several neighbouring lots can create a coherent forest property that is easier to manage and to add value to.

Silver fir is under strain: on the foothills of Livradois-Forez and in the Ambert and Arlanc plain, dieback linked to drought and fir bark beetles has spread, especially in ageing, little-managed stands. A plot showing a high standing volume may therefore hide dead trees that must be felled quickly, at a reduced price. Have the stand assessed by a forestry expert or a cooperative technician and ask for the felling history; planted spruce deserves the same scrutiny.
Legally, the sale of a wood under 4 ha must be notified to neighbouring woodland owners, who have a right of first refusal, and a management plan (plan simple de gestion) becomes compulsory from 20 ha. Also check the afforestation rules that are common in Auvergne: in the communes concerned, replanting a meadow with conifers may be banned or need permission. Finally, in the Volcans d’Auvergne regional nature park and on the protected sites of the Chaîne des Puys, a UNESCO World Heritage Site together with the Limagne fault, some fellings and new tracks may require prior authorisation.
