Looking for a forest for sale in Alpes-Maritimes? Between the sea and the peaks of the Mercantour, the department sets three very different forests side by side. On the coast and in the Moyen-Pays, from Grasse to Vence and in the hills behind Nice, holm oak, downy oak and pines form often fragmented woods, sought after as wooded land around a house. Further north, in the Préalpes d’Azur and the upper Tinée, Vésubie and Roya valleys, Scots pine, fir and larch make up true mountain forests. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Alpes-Maritimes was €6,236/ha in 2025*, across 51 sales, with an average of €9,855/ha. That puts the department above the Provence-Alpes-Côte d’Azur median (€4,854/ha) and above the national median (€4,936/ha). Compared with 2024, the median changed by −24.0%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 290 sales give a median of €7,845/ha for a median plot size of 2.1 ha.

On the listings side, 59 forests and wooded properties are offered on ma-propriete.fr across France as of 2 October 2026, 3 of them in Provence-Alpes-Côte d’Azur. Their median asking price is €145,750 for a median size of about 17 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database. Near the coast, the Estérel and the Tanneron massif, on the border with the Var, carry maritime pines badly hit by the maritime pine scale insect, cork oaks, Aleppo pines and the mimosas the Tanneron is known for. The hills of Grasse, Vence and the Paillon valleys are covered with holm oak and downy oak, in dense coppices that fire runs through quickly.
The Moyen-Pays and the Préalpes d’Azur, protected by a regional nature park, are the realm of Scots pine and downy oak, with a few chestnut groves further up the valleys. In the Haut-Pays, the montane belt brings together fir, spruce and beech; the Turini forest, between the Vésubie and the Bévéra, with its tall conifers, is a well-known example. Higher still, larch and Swiss stone pine clothe the Mercantour valleys, often grazed by flocks in summer.
Along the coastal strip, sales involve small areas and the price of a wood may exceed its forestry value, because many buyers hope to build. Yet most of this land is zoned as natural area, and many woods are protected as classified woodland (espaces boisés classés) in local plans, which rules out any clearing. In the Tinée, Vésubie and Roya valleys, private forest is highly fragmented and rarely covered by a management plan; a woodland plot on the market there is often a steep slope, sometimes with a barn or old dry-stone terraces, and is judged on its access before anything else. Fire risk shapes the value of woodland on the Riviera. Statutory brush-clearing obligations require owners of buildings in or near woodland to clear the surrounding vegetation, even on neighbouring plots; a wood hemmed in by villas will thus be regularly cleared by others, while an isolated house under the pines will be costly to bring into line. Ask the town hall to specify the obligations that apply and the state of the fire-defence tracks.
In the Haut-Pays, storm Alex swept away roads, bridges and riverbanks in the Roya, Vésubie and Tinée valleys: check real access to the plot, flood damage and fallen trees, as well as the risk zones revised in several communes since. As elsewhere, a wood under 4 ha is subject to the neighbours’ right of first refusal, and a management plan (plan simple de gestion) becomes compulsory from 20 ha. Have the standing timber valued, because extraction in the mountains is expensive.
