If you are searching for an equestrian property for sale in Dordogne, you are joining many British riders, who are strongly represented across the Périgord. This page brings together homes with stables for sale, from stone farmhouses with a few boxes and sloping paddocks to restored farms whose barns already house a yard, and small estates set in woodland. Listings from private sellers, estate agents and notaires set out the acreage, the number of stables and the condition of the buildings. Further afield, browse equestrian properties for sale across France.

When buying a horse property in Dordogne, France, the budget depends mainly on the house: its condition, its character and its setting. The land weighs less, as grazing here costs less than the French average. Below are price benchmarks and the checks to make; the wider process is explained in the guide to buying an equestrian property in France.

Prices of equestrian property in Dordogne: land, pasture and houses in 2025

The price of an equestrian property adds up land, outbuildings and usually a house. Three data sets help to place it: farmland sales, country house sales and asking prices online.

A hectare of farmland in Dordogne sold for a median of €4,716 in 2025, across 126 recorded sales (DVF, vineyards excluded); the average was €4,967/ha and the central range ran from €2,845 to €7,424/ha. Over four years, the median changed by +1.0% compared with 2021. The 2025 SAFER scale values land and pasture sold with vacant possession in Dordogne at €5,030/ha (-4.4% over one year). By local farming area, values range from €4,140/ha (Nontronnais) to €5,680/ha (Double périgourdine, Landais). Benchmarks stand at €4,538/ha in Nouvelle-Aquitaine and €5,307/ha nationally.

As for the house, country homes sold at a median of €162,300 in Dordogne in 2025 (€1,650/m², 3,105 sales in rural communes), compared with €170,000 in Nouvelle-Aquitaine and €189,200 nationally. For homes of over 300 m², common on larger estates, the regional median reaches €619,000 across 1,221 sales recorded from mid-2020 to the end of 2025.

On 24 September 2026, 12 equestrian properties were for sale in Dordogne on ma-propriete.fr. On the same date, the 73 equestrian listings in Nouvelle-Aquitaine showed a median asking price of €649,000, half of them between €458,500 and €847,500, with a median area of 8.2 hectares.

The table puts Dordogne in the middle ground: farmland changes hands slightly above the regional median but below the national level. The Nontronnais is the cheapest farming area, while the Double and the Landais, a country of forests and lakes, record the highest values. Country houses sell below both benchmarks, leaving room in the budget for stabling and fencing. Visit our farmland price observatory and check the plots of any listing with our land value tool.

Dordogne equestrian property: what buyers should know

Périgord houses with stables and paddocks

Much of the local market consists of stone farmhouses with outbuildings and a few hectares of gently sloping grazing. The old barn has usually become a small stable block with a tack room; a hay barn, paddocks with field shelters and a modest arena sometimes complete the picture. These homes suit riders who want their horses at home for hacking or retirement. A house with stables in Dordogne is judged on its fencing, the summer shade from hedges and a water point in every field.

Look hard at the old buildings: roof timbers, damp walls and the stable wiring. On hilly ground the gradient matters too, since steep fields poach in winter and rarely take an arena. For a trail rider, a bridleway starting at the gate can be worth more than an extra hectare.

Livery yards, riding centres and trekking farms

The market also includes livery yards near Périgueux and Bergerac, with an indoor school or floodlit arena, a lunge pen and a wash bay. Riding centres and pony clubs to take over come up now and then, with their clubhouse and local clients. With so many waymarked trails, the department also has horse farms and equestrian gîtes geared to trekking. At the upper end, a livery yard for sale in Dordogne may come with a château or manor house, overlapping with the prestige market.

Four Périgords, flights and buying from abroad

There are four Périgords. The green one, around Nontron in the north, lies partly within the Périgord-Limousin regional nature park and offers affordable grazing. The white one, around Périgueux and Ribérac, mixes limestone plateaux with the Isle and Dronne valleys. The black one, around Sarlat, is more wooded; the purple one, around Bergerac, shares its slopes with the vineyards. The western Double and Landais alternate forest and lakes, and almost everywhere a web of tracks lets you ride out without a trailer.

Bergerac airport has flights to the United Kingdom, handy for viewing trips. There is no TGV station, but regional trains link Périgueux and Bergerac with Bordeaux, and the A89 motorway crosses the department.

For a buyer based abroad, the purchase follows French rules: a preliminary contract (compromis de vente), a cooling-off period, then the final deed signed before a notaire, who carries out the legal checks. If your French is limited, ask for translations or an independent bilingual adviser, and arrange a French bank account and insurance for the buildings and horses. Since Brexit, moving horses from the UK involves health paperwork and border checks, so plan the journey with your vet; UK nationals intending to spend long periods in France should look into visa rules early.

Risks and legal points to check

Check how the fields cope with winter wet and summer drought: on the drier slopes, a well-sized hay barn and a reliable water supply matter. In the Dordogne, Isle and Vézère valleys, look at the flood risk plan. The limestone causses of the Périgord noir hide underground cavities to survey before building. Near listed châteaux and protected villages, an indoor school project requires the opinion of the Architecte des Bâtiments de France, and in a farming zone of the local plan (PLU) it must be justified by farming activity.

Ask early which fields the seller owns and which are rented. Rented grazing is not part of the sale: to keep it, you must sign your own lease with each landowner, none of whom is obliged to agree. The seller's lease cannot be handed over to you, except in the rare case of a transferable lease (bail cessible) or particular cases within the immediate family. The SAFER may also pre-empt farmland, and a livery or breeding business comes under the French agricultural system, with MSA registration depending on its size.
