In Calvados, the price of an equestrian purchase depends as much on the quality of the grazing as on the area you choose: the gap between the Côte Fleurie, the Caen plain and the Bocage around Vire is wide. Below you will find land and house price benchmarks, what makes the area distinctive and the checks to make before you sign. Two public benchmarks help to place the price of an equestrian property: the value of land and pasture, which carries the acreage, and the price of country houses, which carries the buildings; asking prices of listings complete the picture.
In 2025, 301 farmland sales were recorded in Calvados (DVF data, vineyards excluded): the median price was €8,917/ha and the average €9,368/ha, with 80% of sales between €5,785 and €13,759/ha. Over four years, the median changed by +8.0% compared with 2021. The 2025 SAFER scale values land and pasture sold with vacant possession in Calvados at €10,390/ha (+2.8% over one year). By local farming area, values range from €8,230/ha (Bocage) to €13,670/ha (Plaine de Caen nord). The median is €8,305/ha across the region and €5,307/ha for France as a whole.
For the buildings, the benchmark is the country house: 2,485 sales in rural communes of Calvados in 2025, at a median of €225,400 and €2,092/m², compared with €189,000 in Normandy and €189,200 nationally. For homes of over 300 m², common on larger estates, the regional median reaches €670,000 across 464 sales recorded from mid-2020 to the end of 2025.

These figures reflect a feature of Calvados: grassland costs well above the national average, and the gap between the Bocage and the Caen plain is wide. The Pays d'Auge sits above the Bocage and the Bessin without reaching the Caen plain, while a small leisure property in the Bocage is priced more on the condition of its house and stables. The Pays d'Auge, between Lisieux, Pont-l'Évêque and the coast, is home to many of the department's stud farms. Its rolling pastures, framed by hedgerows and post-and-rail fencing, mainly carry Thoroughbreds and trotters. The most sought-after properties combine a manor or half-timbered house with foaling boxes, barns for young stock, paddocks with field shelters and a hay barn. Working breeding farms are often sold with recent buildings and a base of mare owners.
Buying a working stud means inspecting the technical buildings as closely as the house: the state of the boxes, the flooring of the barns, fodder storage and water points in each field. A stud farm for sale in Calvados is also judged on how its fields are laid out around the yard, which governs pasture rotation.
Beyond racing, the market includes sport yards with an indoor school, sand arena, lunge pen and horse walker, riding centres to take over with their clubhouse and tack room, and leisure properties of a few hectares: a longère or stone house with a few boxes and adjoining fields. Homes with stables and paddocks are common in the Bessin and the Bocage, some horse farms suit a livery business and, more rarely, equestrian gîtes cater for trail riders. Horses are part of the local economy. The Deauville area has two racecourses, La Touques and Clairefontaine, hosts the summer Thoroughbred auctions, and its Pôle international du cheval stages show jumping competitions. Caen and Cabourg also have racecourses. For a breeder or trainer, being within an hour of these venues cuts transport time and makes it easier to follow the horses in training.
Calvados has no TGV station: Caen and Deauville have direct trains to Paris Saint-Lazare, and the A13 motorway puts the coast about two hours from the capital. British buyers can reach the area by the ferry from Portsmouth to Caen-Ouistreham. Areas close to Deauville and Honfleur generally sell for more; the Suisse normande, the Pré-Bocage and the Bocage around Vire offer more land for the same budget.
The Dives, Touques and Orne valleys include wet meadows and flood-prone areas: check the commune's flood risk plan and the drainage of each field, which matters for horses that live out much of the year. On the Côte Fleurie, the coastal protection law strictly limits new building, and near listed buildings, including many Pays d'Auge manors, any arena or stable project needs the approval of the heritage architect (Architecte des Bâtiments de France).
If part of the grazing farmed by the seller is rented, that land is not included in the sale: to keep it, you must sign a new lease with each landowner, who is free to refuse. Except for a transferable lease (bail cessible), which is rare, the existing lease cannot be passed on to the buyer, apart from exceptions within the close family. Farmland may also be pre-empted by the SAFER, and a breeding or livery business usually falls under French agricultural rules, with MSA registration depending on its scale.
