Geographical area, investment and operating budget, nightly rates, town planning regulations. The realization of a tourist project with unusual accommodations requires an important work and a certain experience.

Don't hesitate to get training for your unusual accommodation project.

Market research to develop your tourism project

Then, as for any project of creation of unusual lodging, it is advisable to speak about figures. You will have to calculate your investment, without forgetting the additional costs that can sometimes rise quickly. You should also find out about the grants and subsidies you can receive for your tourist accommodation project. And then estimate the annual operating revenues and expenses.
You must therefore define your rates for overnight stays, which will vary according to the season, and estimate the occupancy rate. Get in touch with professionals already in place to get an initial idea.
Don't forget to take into account communication costs. You will indeed have to communicate to make known your new tourist activity: logo, business card, website, leaflet, registration on websites, professional photographs, ... *.
And, if you go through a booking platform, think of taking into account the expenses taken by this platform.
And finally, it will be necessary to take into account the current expenses: water, electricity, household, ...

Town planning rules for unusual accommodations

Please note that you cannot set up your tourist accommodations on just any land. Forest and agricultural lands are reserved for these activities. You can't build on them. camping tipi
It is always possible to set up a light leisure home (HLL). However, this type of dwelling must be dismountable and must only remain on your property for a few months a year.It is the Local Urbanism Plan (PLU) that determines the type of construction possible according to the classification of the land. Moreover, depending on the type of accommodation you are planning, it is not the same level of authorization that will be required.
You will therefore most often need to obtain a prior modification of the PLU of your municipality. You will then be able to obtain the necessary authorizations from your town hall.
