Buying a poultry farm for sale in Indre-et-Loire means entering a department where vines, crops and livestock share the landscape, and where farmhouse poultry keeps a genuine reputation, carried in particular by the géline de Touraine, a local breed still reared by a handful of producers. The properties on offer range from contract houses to small units with an outdoor range, by way of laying flocks whose eggs are sold around Tours. They are entrusted to us by farmers reaching the end of their career, by rural estate agencies and by notaries, with the areas, the rearing system and the commitments in force set out. You will find them among the poultry farms for sale everywhere in France.
This page supplies what a listing does not: the value of Touraine farmland, the districts where units come free, the parts of a building that deserve serious inspection, and the health obligations of the sector. If you are putting a setting-up project together, our white paper « Créer une exploitation agricole » (in French) details every stage, from the required training to closing the finance.
Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Indre-et-Loire (37) stood at €5,477/ha in 2025, with an average of €5,460/ha across 201 sales; 80% of transactions fall between €3,092 and €7,916/ha, against a national median of €5,307/ha.
The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,370/ha (-2.0% year on year, +33.9% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.
Most of the value of a Touraine unit nonetheless sits outside the land. You look at the usable length of the house, the insulation, ventilation, heating, silos and biosecurity entry room; then the area and shade of the range, decisive for farmhouse production; and finally the outlet, an integration contract, membership of a producer group, or a customer base won through short supply chains. An approved cutting room, an egg-packing room or a farm shop forms goodwill priced separately. Set the offer against the references in our land price observatory and our financial calculators.
Properties reaching the market range from the large standard house standing alone among the fields to the family-sized farmstead gathering several shelters, a planted range and old outbuildings. The buyer examines the frame, the roof, the insulation and the climate control, then the ventilation, the heating, the silos, the feed auger and the compliance of the entry room. The floor and the surroundings deserve particular attention, since drainage determines how easily the house can be emptied and cleaned. A chicken farm recently refurbished, with lighting and ventilation renewed, trades very differently from one the buyer must put back in order before the first placement.
Processing changes the equation. An approved slaughter room, a cold store, a cutting laboratory or an egg-packing station adds value appraised separately from the walls, together with the customer base and market pitches that come with it. Where a property is sold with the dwelling house, vines or land, insist on a detailed breakdown: the house follows the Touraine residential market, quite unlike that for farm buildings, and a single global valuation often hides an imbalance.
The north of the department, with the Gâtine tourangelle around Château-la-Vallière and Neuvy-le-Roi, combines woodland, pasture and mixed farms: this is where free-range poultry units are most often found. The Richelais and the Sainte-Maure-de-Touraine plateau, to the south, mix crops, livestock and indoor units, with land still reasonably priced. The Lochois and the Indre valley keep medium-sized farms. By contrast the Loire valley, the Véron and the vineyard slopes of Chinon, Bourgueil and Vouvray leave little room for livestock, since vines and residential pressure absorb most of the land.
Nearness to Tours, to Joué-lès-Tours and to an urban clientele attentive to where food comes from gives lasting support to direct selling: markets, producer shops and local restaurants take farmhouse birds and eggs. That demand also explains the tension on properties within half an hour of the city, where prices part company with those on the northern and southern fringes of the department.
As everywhere, a unit falls under the classified installations regime according to flock size, with declaration, registration or authorisation, and notification of a change of operator to the prefecture. In Touraine two points call for extra care. First the neighbourhood: the density of houses and second homes often brings third parties close to the building, limiting any extension and exposing the owner to objections. Second, coexistence with vines and arable crops, which means finding out what is sprayed on adjoining parcels when the specification governing the range imposes particular requirements.
The biosecurity plan, the fencing of ranges and the avian influenza protocols should be checked on site, documents in hand. On spreading, verify storage capacity and the area available, often limited on small structures. Finally, a rural lease continues with the buyer subject to the landlord's agreement, the transaction passing through the structures control, the French authorisation regime for taking over farmland, and SAFER; on a mixed property, have it confirmed in writing what is sold with vacant possession and what remains let.
