A poultry farm for sale in Haute-Corse almost always comes as a farmyard enterprise: a few hundred birds at most, free range or under a simple building, part of a holding that also lives off sheep, goats, chestnuts, citrus or vegetables. The sector is not organised on an industrial scale in this department, so table birds and laying hens are sold direct, on market stalls, to grocers and to restaurants. Farmers nearing the end of their careers, agencies specialising in rural property and notaries entrust these holdings to us, setting out the built area, the range and the equipment. Every listing joins our national selection of poultry farms for sale.
This page adds what a listing never spells out: land prices in the department, the districts where supply shows up, the true condition of the buildings to inspect and the checks specific to island poultry keeping. If your plan is still at the study stage, our white paper « Créer une exploitation agricole » (in French) maps out the whole route.
Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Haute-Corse (2B) stood at €5,012/ha in 2025, with an average of €4,719/ha across 13 sales; 80% of transactions fall between €1,848 and €6,823/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.
The SAFER benchmark publishes no average for this territory; the national reference is €6,460/ha for vacant land and pasture and €5,350/ha for tenanted land.
What carries the value of such a property goes well beyond the hectares advertised. It rests on how solid the poultry house is and how cool it stays through summer, on the quality of the range and its cover, on fencing, on water supply during the dry season, on the egg room and its cold store, and on plucking or cutting equipment where any exists. A patiently built customer base counts too. To frame the negotiation, lean on our land price observatory and on our financial calculators.
Purpose-built poultry houses are rare here: most of the stock consists of multi-purpose structures, converted barns, aviaries and mobile huts set under olive or chestnut trees. Inspection therefore turns on the frame and the roof, on natural ventilation and protection from heat, on feeding and watering points, on rodent-proof feed storage, and on whether a clean-out break between batches can genuinely be observed. Wiring that meets standards, a washable floor and a clean apron in front of the entrance all lift the value; a run-down structure and worn-out range pull it down just as sharply.
Where the sale combines a house, outbuildings and land, it pays to have each item priced separately: the dwelling follows a residential market of its own, the building and equipment make up the production tool, and the flock is counted apart. On an egg farm, look at the age of the birds in place, the collection routine and the outlet for the eggs, because those factors shape the new owner's income from the very first months rather than at some distant point.
The eastern plain, from Aléria to Ghisonaccia and up into the Casinca, holds the best-equipped holdings in the department and the most regular parcels, in farming country dominated by citrus, vines and vegetables. The Balagne, around Calvi and Île-Rousse, mixes olive groves, small livestock enterprises and a dense holiday clientele in season, with land tightening as you approach the coast. The Nebbio and the slopes behind Saint-Florent offer mid-sized units. Higher up, the Castagniccia, Cap Corse and the valleys of central Corsica bring affordable properties, though often landlocked and fragmented.
Distance from the Bastia and Corte markets bears directly on how easily produce moves, and therefore on the price a buyer will accept. Mountain districts, by contrast, demand heavier logistics and limit delivery rounds. Before settling on an area, time the actual journey to your outlets and check that the access tracks stay usable outside the summer months.
As elsewhere, the number of birds held sets the regime the unit answers to under the classified installations rules, France's framework for environmentally sensitive activities, and the prefecture is informed as soon as someone new takes over. Haute-Corse adds practical constraints: wildfire exposure and clearance obligations around the buildings, predation, water availability in late summer, and feed supply that depends on shipping links. Biosecurity and avian influenza prevention rules also reach small free-range flocks, with confinement possible during risk periods, so check that the site allows it to be arranged at all.
Legally, undivided inheritance and incomplete title still affect a notable share of island land; the chain of ownership must be cleared before signature. Rented parcels pass on with their lease, once the owner gives consent, and the handover stays governed by the structures control, the French clearance required before taking on farmland, as well as by SAFER's right of first refusal. Allow a comfortable margin of time between the agreement and the deed.
