Farmland prices around a pig farm in Grand Est in 2025

Land value drives much of the asking price for a pig farm. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,611/ha in Grand Est, an average of €7,490/ha and 1,233 sales; 80% of transactions settle between €3,151 and €14,830/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €6,510/ha for 2025, moving -4.4% over a year and 0.0% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

On a pig unit, the hectare explains only part of the asking price. What weighs more is the year the buildings went up, the standard reached on animal welfare, slurry storage capacity, the spreading area genuinely available and, where there is one, the on-farm feed mill with its bins and mill. Buildings, effluent and on-farm feed milling

Livestock buildings here are mostly fully or partly slatted, with straw-based units, geared to specific quality schemes, appearing less often. Buyers inspect the farrowing and weaner rooms, the ventilation and its controls, room heating, feed delivery, the tightness of the under-floor pits and the volume of the slurry store. A refurbished site with group pens meeting the housing requirements for gestating sows trades well above an older set of buildings that will need deep renovation. The number of places at each stage, the balance between those stages and the site's ability to take an extension weigh heavily on value.

Having cereals on the doorstep is the region's main advantage: many holdings mill and mix their own feed, which reduces exposure to market prices and is reflected in the asking price. Check the condition of the bins, the mill and the augers, along with the traceability of the rations. Where the holding comes with a dwelling house, sheds and land, ask for an item-by-item breakdown: the house, often old and generously sized in this region, is not valued on the same logic as the production tool.

Ten departments, ten kinds of supply

In the north-west, Ardennes (08) combines hedged grassland and arable, with modest units carried by mixed farms; Aube (10) and Marne (51) are arable country first and foremost, so the pig units that come up there are few but usually well equipped for storage and feed milling. Haute-Marne (52) offers grassier plateaus, affordable land and isolated sites that limit disputes with neighbours. Across those four departments, the main constraint is less the building than securing a spreading area with arable neighbours.

In Lorraine, Meurthe-et-Moselle (54) and Meuse (55) are marked by large structures, roomy farmsteads and contained pressure on land, which leaves scope for expansion projects. Moselle (57) benefits from proximity to Luxembourg and Germany, which supports direct selling and demand for local meat but pushes land values up near the towns. Vosges (88) has sharper relief, grassland holdings and a few outdoor or straw-based units, often paired with on-farm processing.

Alsace stands apart: in Bas-Rhin (67) and Haut-Rhin (68) a long charcuterie tradition sustains steady local demand, and you meet medium-sized units geared to direct sales, deliveries to butchers and market stalls, particularly in the Sundgau and along the foothills. Land there is among the most contested in the region, and population density calls for close attention to distances from dwellings. A sow herd put on the market in Alsace finds a buyer faster than elsewhere, but at a higher price level; candidates do well to compare several departments before settling.

Permits, spreading and neighbours

Every pig unit falls under the French classified installations regime: depending on animal numbers it is subject to declaration, registration or authorisation, and a change of operator must be notified to the prefect. Ask for the order in force and read its requirements before making an offer, since an old text can impose obligations that have become expensive. The spreading plan is then checked in detail: agreements with third parties, distances to watercourses and dwellings, permitted periods, and classification as a nitrate vulnerable zone, which covers much of the regional plains and governs storage capacity.

Neighbours are the other sensitive point. Odour nuisance regularly ends up in dispute, and the gradual spread of some villages has brought housing closer to existing buildings: read the local planning document, identify the land zoned for building around the site and measure the real distances. On animal health, biosecurity is judged on the ground, from the entry room to the loading bay and the handling of fallen stock; the nearby border and the circulation of African swine fever in Europe make those arrangements decisive.

Outlets, contracts and the shape of the takeover

The region does not have the dense network of abattoirs and downstream facilities found in western France: distance to the slaughter site and collection arrangements therefore bear directly on results. Many units are committed to a producer group or bound by an integration contract, which supplies the animals and the feed and collects the batches. Examine the remaining term, how it transfers to a buyer and the organisation's policy before committing. Conversely, a fattening farm selling direct, under a quality label or organically draws its income from their customers: the goodwill, the workshop and the reputation are then valued separately from the buildings.

Legally, a share of regional holdings is held through a farming partnership or a civil company, and the sale then covers shares rather than assets, with liabilities to audit and different tax treatment. The purchase remains subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER's pre-emption right, while existing rural leases continue with the new farmer subject to the landlord's agreement. Allow for an overlap period with the seller: batch management takes several cycles to learn.
