A market garden for sale in Corsica rarely resembles its mainland counterpart: covered plots on the eastern plain, holdings in the Gravona and Taravo valleys serving Ajaccio, nurseries of Mediterranean plants set close to the coast. What is offered here comes from growers ending their career, from island rural agencies and from notaries; the listing states the covered area, access to the irrigation network and the nature of the outlets, seasonal for many of them. Land prices for market gardens and nurseries in Corse in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,012/ha in Corse, an average of €5,445/ha and 19 sales; 80% of transactions settle between €1,980 and €10,317/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

On the island, the hectare weighs less than access to water and the equipment it carries. What counts first is the connection to the hydraulic network or the borehole, the tunnels and glasshouses, the drip system, the cold store, the washing and packing area, and then the standing nursery stock. Goodwill counts last but heavily: a pitch on the markets, deliveries to restaurants and food shops, a loyal direct-sale clientele. What sets market gardens for sale in Corsica apart

Covered growing, irrigation and nursery facilities

The climate sets the terms: structures have to hold in the wind, which makes anchoring, framing and the condition of the films the first item examined. Next come ventilation and shading, essential in the hot season, then the drip network, the filtration and the water reserve. Where the water comes from changes everything: a connection to the irrigation network run by the island hydraulic office, an authorised borehole, or an individual reservoir. A vegetable farm on the market with secure water, a cold store and a packing room negotiates well above bare growing land, however well it lies.

Island horticultural businesses work mainly with container-grown Mediterranean plants, olive trees, ornamental shrubs and cut flowers for local buyers. A plant nursery for sale is then appraised on its container beds and their drainage, its watering, its shade house, its delivery vehicles and its living stock, which stands for several seasons of work. A greenhouse business with a retail outlet open to the public carries a commercial value quite separate from the land.

Where the sale covers a whole property with house, shed and land, separate each item: dwelling, structures, machinery, plant stock and customer base. That breakdown clarifies the asking price and eases the conversation with the bank, above all when the house accounts for much of the total, as it often does near the coast. Greenhouses offered without adjoining land turn up occasionally on the edge of built-up areas.

From the eastern plain to the southern valleys

Haute-Corse holds most of the area: the eastern plain, from the Casinca down to Aléria and Ghisonaccia, combines citrus orchards, kiwis and covered vegetable crops on flat, irrigable ground served by the hydraulic network. This is where the better structured holdings are found, with packing facilities and cold stores. Around Bastia and in the Casinca, residential and tourist demand pushes values up and thins out the plots available, even though local custom is at its strongest there.

Corse-du-Sud works more in small units: the Gravona plain and the Prunelli valley at the gates of Ajaccio, the Taravo valley, the Sartenais and the Figari plain further south. Farms there supply markets, restaurants and collective outlets, with a trading year strongly shaped by the tourist season. Land near the coast is under heavy pressure, and irrigable ground remains the most sought-after resource of all.

Water, coastal planning law and plant health

Three subjects dominate. Water first: the contract with the hydraulic office, the volume reserved and its price, or an abstraction authorisation held by the holding itself, with the risk of summer restrictions. Planning next, since the French coastal protection act and local documents tightly govern any construction near the shore, including farm structures and seasonal worker accommodation; a greenhouse project can run into them. Plant health last, as the island lives under a reinforced surveillance regime that limits the movement of many plants and requires a plant passport.

Those rules bear directly on nurseries and young-plant growers, whose supplies and dispatches are regulated: check the approvals held and whether demarcated zones exist around the holding. On the transaction itself, SAFER and the structures control, the French authorisation regime for taking over farmland, apply as everywhere, and jointly owned land, common on the island, justifies a close look at the deeds before any offer.
