A market garden for sale in Indre rarely points towards large-scale dispatch: the department lives on a web of modest vegetable holdings, diversified micro-farms and a few horticultural businesses supplying the towns of the Berry. Farmland here is among the most affordable in the country, which makes it sought-after ground for setting up. Growers stepping back, rural property agencies and notarial offices pass us files that set out the area worked, the structures, the irrigation method and the selling channels. Each one takes its place in our nationwide selection of market gardens and nurseries for sale.

We round out those listings with what a photograph reads poorly: local land values, the districts where holdings change hands, the condition to expect from a fully written-down set of tunnels, and the checks to carry out before signing. Our white paper « Créer une exploitation agricole » (in French) deals in turn with legal form, start-up support and working capital.

Land prices for market gardens and nurseries in Indre (36) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €4,500/ha in Indre (36), an average of €5,116/ha and 249 sales; 80% of transactions settle between €2,666 and €9,146/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €5,730/ha for 2025, moving +2.1% over a year and +23.0% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

On a market where land trades without excess, equipment and outlets make the difference. What counts first is the water resource and its licence, the covered area and its age, the refrigeration, the washing room, the packing shed, the farm shop, and then the goodwill: a loyal customer base, box rounds, market pitches, a supply agreement with a local authority for school catering. Place the land element in our land price observatory and cost the takeover with our financial calculators.

What sets a market garden for sale in Indre apart

Tunnels, water storage and the direct-selling operation

Holdings in Indre tend to be equipped with restraint: cold tunnels of several generations, a few multi-span houses, seldom heated glass outside the older horticultural sites. Examine the hoops and their anchoring, the age of the films, the doors and the side venting, and whether there is back-up heating for raising plants. Water is secured by a borehole, a well or a reservoir: ask for the summer flow, the abstraction licence and the servicing record of the pump. A vegetable farm already fitted with a complete drip network and a dependable pumping station spares you heavy spending in the very first season.

Then comes the selling equipment, decisive in a thinly populated department: cold room, washing line, refrigerated vehicle, a compliant sales room, the capacity to make up orders. Where the sale covers a house, a farmstead and outbuildings, have the dwelling, the working buildings and the land valued separately; on restored properties in the Boischaut the residential share can carry most of the value.

Champagne berrichonne, the Brenne, the Boischaut and the valleys

The Champagne berrichonne, around Issoudun, Levroux and Vatan, lines up soils of good agronomic potential geared to cash crops, where field vegetables find their place once irrigation follows. The Brenne, around Mézières-en-Brenne and Le Blanc, is a country of lakes and extensive grazing, with acid soils and few vegetable holdings, though those that exist are well known locally. The Boischaut Sud, towards La Châtre, and the Boischaut Nord, towards Valençay, offer fragmented hedged country at moderate prices. The Indre and Creuse valleys, towards Argenton-sur-Creuse, hold alluvial ground that is easier to work.

The outlet lies mainly around Châteauroux and the market towns, topped up by passing custom in season. A property far from those hubs costs less to buy but requires solid delivery logistics. Several local authorities in the department source locally for their canteens, which opens a steady outlet to growers who are organised for it.

Points to watch before you commit

Have the soils analysed: the Champagne berrichonne can carry shallow limestone horizons, the Brenne acid and waterlogged ground, and those traits bear on the species you choose and the drainage to allow for. Check the water resource, its licence and how it holds up at the end of summer, along with the environmental designations, numerous around the Brenne lakes, which may restrict works and new buildings. Check that the structures are administratively in order, the state of the holding's electrical supply, and how well the site is reached by delivery vehicles.

The sale falls under the structures control, the prior authorisation required to take over farmland, and SAFER may pre-empt. A rural lease in force binds you. For a direct-selling project, examine the goodwill across several seasons rather than one, whether market pitches can be transferred, how long organic certification has run, and how the seller can be replaced, since personal standing often carries a good share of the turnover.

You will find here properties offered by retiring growers, by agencies specialising in rural land and by notaries of the Berry. Filter by area worked, by budget or by the production you are after, save an alert to follow new listings, then extend your search to the market gardens for sale in Centre-Val de Loire.
