Buying a dog kennel for sale in Calvados means entering a market carried by two clienteles: the households of the Caen conurbation and the second-home owners of the coast. You will come across kennels set up in old pays d'Auge longhouses, modern boarding businesses on the edge of town, and a few pedigree breeding units sold with their cattery. The properties reach us from owners preparing their succession, from rural property agencies and from notaries, who state the authorised headcount, the number of boxes and exactly what the sale includes. They sit among our dog kennels and boarding businesses for sale.

This page goes further than the advert: where rural property values stand in Normandy, how demand really splits between the coast and the bocage, what condition to expect of the housing buildings, and the checks specific to this trade. Anyone building a project around farmland will find the procedures in our white paper « Créer une exploitation agricole » (in French).

What drives the price of a boarding kennel in Calvados (14) in 2025

In most sales the dwelling house is the largest single item, ahead of the kennel buildings and the goodwill. According to our country house observatory, the median price of a house in a rural commune in Calvados (14) stood at €225,000 in 2025 (+3.4% year on year), or €2,090/m² of living space, across 2,479 recorded sales. By way of reference, the figure is €189,200 nationally and €189,000 across Normandie.

The dwelling tells only half the story. The rest turns on the working plant — insulated and heated boxes, individual runs, exercise paddocks on drained ground, a treatment room, a quarantine kennel, a separate cattery — and on the goodwill, meaning the established clientele, the customer file, online booking and how steadily the site fills between tourist seasons. The capacity the authorities allow then caps everything else. Gauge the market on our country house price observatory and size your deposit with our financial calculators.

Buying a dog kennel in Calvados (14): what changes from one site to another

Normandy buildings, boxes and exercise paddocks

A good share of these businesses occupy old timber-framed or Caen stone farmsteads, enlarged with newer structures. That mixture calls for careful inspection: roofs, timbers, rising damp in the older walls, insulation of the night block, ventilation, heating, tiled or resin floors with a fall to a connected drain. In the bocage and the pays d'Auge, clay soils make the drainage of the exercise paddocks decisive, or the runs become unusable for part of the winter. Check, finally, the height and burial depth of the fencing, the gates, and whether a double gate at the entrance prevents any escape.

Where a property sells with the house, the land and the trading business, insist that each element be priced separately: that is the basis on which the mortgage and the goodwill finance are arranged. Have the structures surveyed and their planning consents checked, shelters and extensions included, along with the private drainage system. A cattery added later without any declaration can complicate the handover more than it adds value.

Where the customers are in this department

Caen, its ring of communes and the plain around it provide the year-round base of demand. Eastwards, the Côte Fleurie — Deauville, Trouville-sur-Mer, Honfleur, Cabourg — holds a great many second homes and a partly Paris-based clientele that books in waves and accepts higher rates. To the north, the Côte de Nacre and Bayeux extend that tourist coast. Inland, Lisieux and the pays d'Auge, Falaise, Vire and the Bocage virois, and the Suisse normande offer more isolated sites and distinctly cheaper land, with a local clientele still to be built.

Before deciding, ask for the spread of nights across the year rather than the turnover figure alone: coastal seasonality is priced dearly and leaves quiet stretches. Check too the access from the road linking Normandy to the Paris region, the journey time from the department's main towns, and how many competing establishments already trade within the same radius.

Licensing, nuisance and handover

The person in charge must hold the ACACED, the certificate of knowledge required for keeping pet animals, which remains attached to the individual. The declaration of activity to the departmental service responsible for the protection of populations is made afresh in the buyer's name: entry and exit registers, health rules, an agreement with a veterinary surgeon. As soon as numbers exceed nine weaned dogs, the classified installations regime applies, with requirements on distance from dwellings, effluent and noise. Read any prefectural order in force: it may impose works not yet carried out.

Disputes almost always start with noise, all the more so because scattered bocage housing quickly brings neighbours close to a kennel; along the coastal strip, stricter planning rules further limit extensions. Have the zoning, the easements and the absence of any pending appeal confirmed. On the business side, check that the customer file and the booking module can be assigned, obtain the list of deposits taken, and agree how long the seller will stay to hand over.

The establishments shown here are put on the market by their operators, by agencies specialising in rural property and by Normandy notarial offices: a cattery sits beside a dog breeding business and buildings awaiting conversion. Filter by capacity, by price or by the presence of a home, switch on an alert, and compare with dog kennels for sale in Normandy.
