Buying a dog kennel for sale in Normandy usually means taking over a site set in the bocage or on the edge of a plateau, within easy reach of a town. Rouen, Le Havre, Caen and Cherbourg generate steady boarding demand, which coastal tourism amplifies over the summer. The Normandy market offers boarding kennels, breeding kennels producing pedigree puppies and, increasingly, mixed businesses that include a cattery. Rural agencies, notaries and owners arranging their handover place these listings, stating capacity, buildings, land and the house that goes with them. You will find them among the dog kennels and boarding businesses for sale across France.

This page adds what actually decides a purchase: property price levels across the region, the areas where the customer base renews itself, how to judge boarding buildings and the administrative checks to carry out. If you are starting a project from scratch, our white paper « Créer une exploitation agricole » (in French) runs through the stages, from legal status to the funding plan.

What drives the price of a boarding kennel in Normandie in 2025

In most sales the dwelling house is the largest single item, ahead of the kennel buildings and the goodwill. According to our country house observatory, the median price of a house in a rural commune in Normandie stood at €189,000 in 2025 (+3.0% year on year), or €1,871/m² of living space, across 14,353 recorded sales. The national median is €189,200.

That property base never sets a price on its own. Next come the authorised number of places, the condition of the boxes and their runs, the size of the exercise paddocks, whether there is a separate cattery, a treatment room and an isolation area, and then the goodwill: loyal customers, a usable client file, online booking and how steady occupancy stays out of season. Gauge the property market with our country house price observatory and check whether your takeover stands up using our financial calculators.

What sets dog kennels for sale in Normandy apart

Boarding buildings, boxes and cattery

Long bocage farmhouses, stone or timber-framed buildings, converted agricultural sheds: supply in Normandy rests largely on conversion. Faced with a breeding or boarding site, check the roof, the drainage system, the floors and their fall towards a channel, the acoustic separation between units, the heating of the night boxes, the ventilation and the state of the runs. The damp local climate calls for close attention to paddock drainage and to the surface of the outdoor areas, which govern both animal comfort and the daily cleaning workload. A site is judged as much on how easily it is run each day as on its theoretical capacity.

The ancillary rooms make the real difference: a reception office visible from the entrance, parking, a feed store, a laundry, a veterinary room, a quarantine kennel and, where cats are taken, a cattery with its own airflow. Where the site also runs a dog breeding business, the breeding stock, the whelping area and the litter record call for a separate valuation. On a property sold with a dwelling house and land, obtain a clear breakdown of the price: the home, the professional facilities, the equipment and the goodwill are not financed with the same securities or over the same terms.

Where the customers are in Normandy

Seine-Maritime holds the strongest demand, around Rouen and Le Havre, with the Caux and Bray hinterland only a short drive away. Calvados adds the Caen conurbation to the Côte Fleurie, where second homes and seaside tourism produce very pronounced booking peaks. The Eure benefits from the traffic between the Seine valley and the Paris region, and sees weekend customers. The Manche relies on Cherbourg, Saint-Lô and Granville, with strong coastal seasonality. The Orne, further from the motorways, offers the most affordable property, between the Perche, the Pays d'Ouche and the bocage.

Choosing an area therefore means trading purchase price against steadiness of turnover. On the coast and near the larger towns the premises cost more and the quiet spells are shorter; inland in the Orne or southern Manche the investment falls but the catchment has to be worked. Take the time to count the competing establishments within half an hour's drive and to check how well the site is served from the nearest main road.

Regulations, noise and inspections

Keeping pets professionally requires someone holding the ACACED, the French certificate of competence, and a declaration of activity to the departmental directorate for population protection. As soon as more than nine weaned dogs are kept at the same time, the site falls under the classified installations regime, with declaration or authorisation according to size and a prefectural order setting out operating conditions precisely. Ask for that complete file, the inspection reports and the animal movement register. A boarding business whose authorisations are not current is open to renegotiation, because putting matters right takes time and money.

Then comes the neighbours, a decisive point in bocage country where houses are scattered but close. Check the distance to the nearest third-party dwellings, the local planning zoning, any past complaints or proceedings over noise, and whether the buildings' permitted use covers the activity. Have the sale agreement spell out exactly what the transferred business covers, whether staff transfer with it, which supplier and veterinary contracts continue, and arrange a handover period with the seller so that customers follow the change of owner.

The properties shown come from private vendors, rural property professionals and notaries. Sort by department, number of places or budget, set up an alert so no new sale escapes you, and widen towards the farms for sale in Normandy when you are after land around the buildings.
