Bordeaux offers France's deepest market of vineyards for sale: our listings cover the whole Gironde, from the Médoc peninsula to Entre-deux-Mers, from the Libournais to Graves. A family wine estate with château and winery, an estate in a communal appellation, or a ten-hectare vineyard in AOC Bordeaux: today's Bordeaux market offers entry points unseen in twenty years.
The region is going through a deep restructuring: oversupply in generic appellations, subsidised vine-pull schemes — yet stable values at the top of the hierarchy. Reading the appellation, the production facilities and the sales channels correctly is what separates an opportunity from a liability.
Gravel terroirs carry the great cabernet-based reds of Margaux, Pauillac, Saint-Julien and Saint-Estèphe, alongside crus bourgeois and family properties at more accessible prices, plus the whites of Pessac-Léognan and the sweet wines of Sauternes.
Merlot dominates the clay-limestone slopes around Saint-Émilion and Pomerol, where land values are among the highest in Bordeaux. Castillon, Fronsac, Blaye, Bourg and the Saint-Émilion satellites attract buyers seeking value.
Between the two rivers lies the volume heart of the vineyard — AOC Bordeaux and Bordeaux Supérieur — where properties are most affordable and where the economic analysis must be strictest.
Over 2020-2025 the DVF register counts 1,388 sales in Gironde: €22,639/ha median, €110,193/ha average, and a spread from €4,376/ha to €1,319,948/ha mirroring the appellation hierarchy.

A hectare of generic AOC Bordeaux trades around €6,500 while Pauillac exceeds €1.7m: a factor of 250 between the extremes. Full analysis in our observatory of vineyard prices in France.
Beyond the appellation, audit the vineyard's condition (vine age, missing vines, trunk diseases), winery capacity and compliance, stock valuation, and above all the sales channels — Bordeaux négociants, direct sales, export. In an oversupplied market, an estate without solid distribution is worth its land value, no more. Our white paper on creating and taking over a wine estate covers the whole process, including French planting rights and SAFER pre-emption.
Today's market demands a flawless file from sellers: up-to-date parcel records, five vintages of yields, stock and négociant contract status, winery diagnostics. Buyers — expanding wine families, French and international investors, career changers — do exist, but they now arbitrate between many files: presentation quality makes the difference.
Sanitary vine-pull and restructuring subsidies have reshaped Gironde: an estate with surfaces pulled or eligible can be bought to refocus production on the best parcels — a smaller but profitable vineyard. This post-crisis reading explains the return of 10-20 hectare installations, unthinkable a decade ago.
With Bordeaux's global wine city and Atlantic tourist flows, a property equipped for hospitality — reception room, gîtes, tastings — diversifies income and resale value. Estates combining healthy vines and tourism-ready buildings are the most contested in the department.
A 20-30 hectare property in AOC Bordeaux with buildings often trades between €1m and €3m. Communal appellations change the scale entirely, at several hundred thousand euros per hectare of vines.
Generic appellation prices have fallen sharply since 2020: for a commercially sound project, the entry point is historically low — provided the sales strategy exists.
Yes, without nationality restriction. The purchase runs through a notary and SAFER notification; prestige properties with landmark residences are in our prestige wine estates selection.
