Looking for a wedding venue for sale in France, a trading event estate to take over, or a country property to convert into a reception venue? On 25 September 2026, ma-propriete.fr, a portal dedicated to rural property listings, carries 93 listings in this category: châteaux with reception rooms and outbuildings, manor houses and historic residences, farmsteads converted for weddings, mills combining gîtes and a function room, former inns and holiday villages with a restaurant. Listings come from estate agents, notaires (the public officials who handle property sales in France) and private sellers, alongside our other tourism properties for sale.

This page is written for buyers who want to make a living from weddings and events, for those taking over a trading venue, and for owners planning to sell. It sets out real asking prices, the technical and regulatory points that drive a venue's value, and answers to common questions. For a step-by-step approach, see our guide buying a reception venue, from choice to profitability (in French).

These figures reflect what is actually on offer. Of the 93 listings, 39 are also classed as gîtes for sale (self-catering holiday cottages) and 23 as châteaux for sale: the market is mostly made up of complete estates combining a function room, accommodation and grounds, rather than stand-alone halls. The best-represented départements are Indre-et-Loire (8 listings), Lot-et-Garonne (6), Seine-et-Marne (5), Lot (5) and Gironde (4).

For comparison, the ma-propriete.fr prestige property price index (in French), built from DVF data (France's official record of completed sales), gives a 2025 national median of €822,000 and €2,308/m², based on 981 sales of houses over 300 m² of living space on 0.05 to 10 ha, sold above €1,000/m². Event estates therefore belong to the prestige segment, with a markedly higher median asking price reflecting large buildings, accommodation and, where relevant, the value of the business. A stand-alone hall without accommodation is often sold as a business (fonds de commerce) and priced on its trading results.

Two caveats apply. An asking price is not a sale price: negotiation and the condition of the buildings can move the final figure considerably. The sample is also small, and each band mixes farmsteads needing work with restored châteaux.

What makes a French event venue different

Capacity, buildings and facilities

A venue's value starts with its capacity: how many guests it can seat and host standing, and room for a dance floor. Then come the facilities that make trading possible: a catering kitchen with a cold room where the caterer (traiteur) can work on site, adequate toilets, cloakroom and furniture storage. On-site accommodation matters a great deal: a group gîte or guest rooms let couples and guests stay over, turn a Saturday booking into a full weekend and open the door to residential seminars. Former holiday camps and gîtes d'étape (walkers' hostels) with dormitories also suit groups; manager's accommodation lets the operator live on site. Parkland, an orangery, a chapel or a barn provide the setting for ceremonies. Parking and access for coaches and caterers' vans are decisive for operations and for planning consent.

Regulations: public-venue rules and amplified music

Any hall open to the public is an ERP (établissement recevant du public) under type L, the class for meeting, performance and multi-purpose rooms. This brings fire-safety rules (exits, alarms, materials) and disability-access requirements, checked before the venue opens. If amplified music is played on a regular basis, decree no. 2017-1244 of 7 August 2017 requires a noise impact study and, in some cases, a sound limiter. For a property to be converted, check the local zoning plan with the mairie (town hall): hosting events may require a formal change of use. Neighbours matter too, as repeated complaints can lead to curfews. If the venue serves alcohol itself, it needs a suitable licence and the permis d'exploitation; on a takeover, check the licence and its transfer with the mairie.

Clients and seasons

The French wedding season runs from April to October, with Saturdays in highest demand and many couples booking the whole weekend. Midweek, corporate seminars and team events fill the calendar; out of season, family celebrations add to it. Proximity to a large city and a railway station is therefore a real asset. The Paris region, the Loire Valley with its châteaux, where you can browse reception venues for sale in Centre-Val de Loire, and the Bordeaux area are sought-after catchments, and the South-West is well represented in our listings. Relationships with event agencies, wedding planners and caterers form part of a venue's commercial value. Two models coexist: hiring out the room alone, with an outside or approved caterer, or a full package including catering.

Buying, taking over or selling an event estate

The first kind of project is taking over a trading wedding venue. Review the bookings calendar, the deposits already paid by couples (the sale contract must say who honours them and how they are offset against the price), contracts with caterers and suppliers, online reviews and recent seasons. French practice separates the walls (the real estate) from the fonds de commerce (the business: goodwill, name, contracts and equipment). If the building is let to the operator, read the current commercial lease: remaining term, rent and repair obligations. Transferring a business follows its own formalities, including public notice and registration duties; the notaire handles the property, a lawyer or chartered accountant the business sale. Kitchen, service and grounds staff keep their contracts with the incoming operator; in firms under 250 employees they must hear of the planned sale beforehand.

The second is buying a château, barn or farmstead to convert. Works and permits (planning, fire safety, accessibility, acoustics) should be costed with an architect and an inspection firm before signing the compromis de vente, the binding preliminary contract. In both cases, commission surveys: statutory diagnostics, roofs, drainage, kitchen and electrics. French banks expect a business plan; our financing plan calculator (in French) and notaire fees calculator (in French) help you prepare, and our article on the taxation of holiday lettings (in French) covers the accommodation side.

If you own a venue and plan to sell, prepare a full business file: bookings calendar, recent turnover, current contracts, public-venue compliance documents and photographs of the rooms, grounds and accommodation. Then list your venue on ma-propriete.fr, where it will reach rural property buyers in France and abroad. The map location can be kept vague to reassure booked couples, and the venue can also be listed among gîtes or châteaux.

Frequently asked questions about wedding venues for sale in France

How much does a wedding venue cost in France?

On 25 September 2026, the median asking price of the 93 reception venues listed on ma-propriete.fr was €1,473,000, with half of the listings between €795,000 and €2,260,000. These are mostly complete estates with accommodation and grounds. Price depends on guest capacity, number of beds, condition of the buildings, compliance with public-venue rules and, for a trading venue, its results. An asking price is a starting point for negotiation, not a sale price.

Can a foreigner run a wedding venue business in France?

Foreign nationals can buy property in France. Running the business is a separate matter: depending on your nationality, you may need a residence permit that allows self-employment, and you will have to choose a legal structure and register the business. Rules on public venues, alcohol licensing and taxation apply to every operator alike. Take advice from a French lawyer or chartered accountant, and from the French consulate, before committing.

What rules apply to amplified music at French event venues?

Venues that regularly play amplified music fall under decree no. 2017-1244 of 7 August 2017. The operator must carry out a noise impact study assessing how sound travels to neighbouring homes and, in some cases, fit a sound limiter that caps the volume of the system. The mairie can also set rules on opening hours, and repeated complaints can restrict late events. When buying, ask for the existing study, the limiter settings and any correspondence with the town hall or neighbours.

Which regions of France are popular for wedding venues?

Demand is strongest near large cities and in well-known regions. The Paris region draws couples and companies looking for venues close to the capital: see our reception venues for sale in Île-de-France and those in Seine-et-Marne. The Loire Valley, the Bordeaux area and the South-West are also well represented.

To hear about new venues as soon as they are listed, set up an email alert on ma-propriete.fr; you can narrow the list by location, budget and land area. Our white papers on rural and tourism property (in French) provide further background.
