Big weddings, communions, family parties and corporate events keep demand steady in the north of France, so a wedding venue for sale in Hauts-de-France can count on the Lille conurbation, the nearby Paris region and Belgian and British clients. Settings are varied: the cliffs and beaches of the Opal Coast, the Bay of Somme, the Compiègne and Retz forests, the cathedrals of Amiens, Beauvais and Laon, the châteaux of Chantilly and Pierrefonds, the hedgerows of the Avesnois and Thiérache, and Champagne vineyards in southern Aisne.
Properties for sale often combine a 19th-century house with walled grounds, a château with a hall and outbuildings, or a large tourism estate near the sea with bedrooms and function rooms. This page is for buyers of an event estate, for those taking over a running venue and for owners preparing a sale. The département pages below narrow the search.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €140,500 (deep countryside) to €215,000 (tourist coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

The relevant benchmark for a venue is the market for large homes: a regional median of €644,600 over 2021-2025, rising steadily from €590,000 in 2021 to €756,800 in 2025. Gaps between départements are wide: Oise and Nord, driven by the Paris region and Lille, reach €770,000 and €732,200 respectively, while Aisne stays around €440,500. For country houses, the tourist coast (€215,000 median) is well ahead of the tourist inland (€155,000), confirming the premium attached to the seaside. An event estate with bedrooms and compliant halls sells above these benchmarks, depending on the business and clientele handed over.
Three areas stand out. The coast, from the Opal Coast to the Bay of Somme, offers sought-after seaside scenery for spring and summer weddings, tourist clients and higher prices; the loi Littoral (coastal planning law) limits extensions and the season is marked. The urban axis, from Lille to the former mining basin and Arras, guarantees a large local clientele, bookings all year round and a strong share of corporate events.
The southern part of Picardy, from Oise to southern Aisne, benefits from the proximity of Paris and Paris-Charles-de-Gaulle airport: châteaux, abbeys, stone farmsteads and state forests appeal to Parisians. In between, the Thiérache, Avesnois, Santerre and Vimeu offer cheaper buildings with a more local clientele. The A1, A16, A26, A29 and A25 motorways, the Lille-Europe, Arras, Calais-Fréthun and Haute-Picardie TGV stations, the Channel Tunnel and Lille-Lesquin and Beauvais-Tillé airports serve the region.
A hall open to the public is an ERP (établissement recevant du public) of type L. Permitted capacity follows ERP rules (floor area, use, exits) and operating requires the opinion of the safety commission, so ask for the latest report before making an offer. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. A sale often covers both the property, conveyed by a notaire (the public officer who handles French property sales), and the fonds de commerce (name, clients, contracts, equipment), transferred under its own formalities.
Brick, chalk, limestone and cob buildings offer large volumes but are costly to maintain. Check coastal erosion and marine flooding on the coast, floods in the Somme, Oise, Lys and Canche valleys, and subsidence in the former mining basin. Our guide to buying a reception venue (in French) covers each point.
For the buildings, large homes sold for a median of €732,200 in Nord and €613,600 in Pas-de-Calais over 2021-2025, according to DVF data. A venue's price then reflects authorised capacity, bedrooms, grounds and the business handed over. Add purchase costs and works, and test your budget with our financing plan calculator (in French).
Yes, if the building can take large numbers: exits, accessibility, parking and soundproofing determine whether it may operate. An urban seminar hall suits weddings less well than a farm or a house with grounds. Check the local development plan with the mairie before any extension.
Review recent accounts, the signed booking diary, current contracts and the licence status. Separate what belongs to the property and to the business, as they can be bought separately. Have an accountant and your notaire check the deal before signing the compromis de vente (preliminary contract).
