Looking for a gîte for sale in Mayotte means looking at an island where tourist accommodation is still limited and demand comes as much from work stays as from leisure. Between Grande-Terre and Petite-Terre, a lagoon enclosed by a coral reef forms the heart of the Mayotte marine nature park. Visitors watch green turtles on southern beaches, dolphins and, in the southern winter, humpback whales that come to calve; on land, Mount Choungui, Lake Dziani on Petite-Terre, ylang-ylang and vanilla plantations and Mahoran culture add to the appeal.
Typical projects involve houses with one or two self-contained units, small groups of bungalows near the lagoon, or villas let furnished to professionals on assignment. This page is for buyers of a house with gîte, those taking over a trading gîte and owners who want to sell. To compare, see gîtes for sale in Réunion, in the same ocean.

The ma-propriete.fr DVF observatory does not cover Mayotte, and published sales are rare, so each gîte is priced case by case. Land comes first, and its value depends heavily on the strength of the title: a surveyed plot with a clear chain of ownership trades very differently from one still being regularised. Then the buildings: quality of rebuilding or repairs after the last hurricane, roof, water storage. Finally the business, judged on steady lettings, notably to work travellers, and on the accounts the seller can show.
Petite-Terre, with Dzaoudzi and Pamandzi, has the airport, Moya beach and Lake Dziani; being small and close to flights, it suits short stays. A ferry links it to Mamoudzou on Grande-Terre, the island's administrative and business centre, where work travellers are most numerous but traffic is often heavy. The north, around M'Tsamboro and facing the islet of the same name, offers beaches and village life. The south, from Chirongui to Bouéni and Kani-Kéli, near N'Gouja beach and Saziley point, is the most leisure-oriented, with Mount Choungui as a backdrop, though distance from Mamoudzou means fewer business guests. Choosing an area means trading steady work-related demand against leisure guests more sensitive to season and setting.
Cyclone Chido, in December 2024, badly damaged the island's buildings and vegetation: check the roof, timbers and joinery, how repairs were done and any insurance claims still open. Mayotte is also affected by the undersea volcanic activity that has emerged off Petite-Terre in recent years; the risk statement supplied before a sale mentions it. Land title needs special care, as regularisation is not complete everywhere: have the notaire check the chain of ownership, boundaries and any disputed occupation. Recent strain on drinking water makes a tank or rainwater system worthwhile. Near the shore, the coastal planning law (loi Littoral) and the public shoreline strip apply. Each gîte is a meublé de tourisme (registered furnished holiday let): see the holiday-let rules (in French) and our article on gîte insurance (in French).
Guests include professionals on assignment, visiting families, divers and whale watchers. The dry southern winter, when the whales pass, brings most leisure visitors; the southern summer is hurricane season. To estimate income, use the holiday rental simulator (in French).
Insist on a registered title, an up-to-date cadastral plan and if possible a boundary survey. The compromis de vente (preliminary contract) and final deed are signed before a notaire, possibly by power of attorney. Our gîte buying guide (in French) walks through the process.
With no published sales data, start from the trading accounts, the condition of the repaired buildings and the strength of the title, then compare with properties offered on the island. Our article on selling a gîte (in French) explains how to prepare.
