What makes country houses in Bourgogne-Franche-Comté special

From the winegrower's house to the Comté farmhouse

In the Côte-d'Or and Saône-et-Loire, the winegrower's house in limestone, often with a vaulted cellar, shapes the wine villages of the Côte de Nuits, the Côte de Beaune and the Mâconnais. In the Doubs, the Jura and Haute-Saône, the Comté-style farmhouse stands out for its wide overhanging eaves sheltering firewood, its tiled roof and sometimes its tuyé, the pyramid-shaped chimney typical of the Haut-Doubs. The land attached ranges from hillside vines to grazing pasture: hectares of pasture in the Charolais-Brionnais, woodland and ponds in the Puisaye or the Morvan, garden and orchard around village houses. Outbuildings (barn, cellar, bread oven) are common and often convertible into a gîte. From Burgundy's vineyards to the Jura mountains

In the Côte-d'Or, around Beaune, Nuits-Saint-Georges and Dijon, and in the Doubs around Besançon, country houses are the most expensive in the region, driven by the vineyards and proximity to the city. The Jura, around Lons-le-Saunier, Poligny and Saint-Claude, and the Territoire de Belfort, benefit from a TGV link and a sought-after mountain setting. Towards the Nièvre, the Yonne and rural Saône-et-Loire, the quiet of the Morvan and the Charolais appeals to those seeking a move to the countryside. Around Auxerre and Chablis in the Yonne, winegrowers' houses benefit from a fast regional rail link to Paris, appealing to buyers looking for remote-working setups without Côte-d'Or price tags. The border Doubs, towards Pontarlier and Morteau, draws buyers tied to Swiss employment, which pushes prices up despite the altitude.

Haute-Saône, the Nièvre away from the Loire valley and the northern Jura offer the most affordable prices in the region for a stone house with a large plot, while the wine-growing Côte-d'Or stays clearly above the regional average. Towards Autun and Le Creusot in Saône-et-Loire, rural property stays affordable despite a direct TGV link to Paris, a rare combination at this price level.

What determines the price of a country house in Bourgogne-Franche-Comté

Three factors dominate: proximity to the vineyards or to a TGV station (Dijon, Besançon, Le Creusot-Montceau), the condition of the old building, particularly the energy rating of often poorly insulated timber-framed stone farmhouses, and the size of the farmland or woodland. A renovated winegrower's house in the Côte-d'Or and a farmhouse to renovate in the Morvan can show a very marked price gap for a comparable floor area. Proximity to Switzerland, via the border areas of the Doubs and Jura, also affects prices, as does the presence of a cellar or spring, valued for cheese ageing or simply for keeping cool in summer.

Also check the private drainage system, fibre-optic coverage for remote working, the local plan rules in agricultural zones, and the damp commonly found in old, poorly ventilated Comté farmhouses. In the Jura and Haut-Doubs, winter snowfall means checking the condition of the roof and attic insulation, while in the Saône plains, the risk of a rising water table is worth checking before any purchase.
